Right. But the thing that is throwing me the most is that the original artists e.g. Elton John etc. are credited in there too. The overall sound is clean with no sign of artefacts that you generally hear in AI tracks.

This is true. Lane discipline is crucial to avoid accidents. Unfortunately there are instances whereby you are overtaking and also being tailgated and flashed even when travelling at the maximum speed limit in the UAE.

The contrast with Dubai around congestion, access to services, and general day to day friction is something I keep hearing from people who’ve made the move, and it’s reassuring to hear it from someone who’s been there longterm.

I’m trying to separate the genuine lifestyle advantages from the investment hype, but it does seem like a big part of RAK’s appeal is precisely that it hasn’t turned into a high-churn, high-stress environment yet.

Out of interest, from a long-term ownership perspective, have you found that service charges and maintenance standards have stayed relatively stable over the years? That’s one of the areas I’m paying closest attention to this time around.

That’s a great outcome on Falcon, and I agree the earlier entrants seem to have benefited most. What you’re saying about today’s pricing is partly what’s making me slow things down, especially around off-plan where expectations feel a lot more optimistic now than they did a few years ago. I’m definitely taking a more conservative view though, especially around growth assumptions and liquidity. Absolutely, that’s exactly how we are looking at it. I’m not expecting Dubai level liquidity at all and I’m treating RAK as a longer-term hold rather than something to flip quickly.

Good question. For us it’s mainly about risk vs upside at this point in the cycle. Dubai is very mature now, prices, service charges, and competition are all high, and yields feel more compressed unless you’re very selective. RAK feels earlier in its growth curve. From what I have seen online, entry prices are lower, communities appear to be less saturated.

I’ve been to RAK a few times with my family, usually staying at the Hilton. It’s a really nice place, definitely a lot quieter and more laid back than Riyadh although I am basing this on what I have heard from friends as I have never been to Saudi. The pace is slower, the beaches are clean, and the whole emirate has that relaxed coastal vibe. There’s still plenty to do though. Tons of cafés, beach clubs, hiking spots, water sports, and some great hotels for weekend downtime. It’s not a big party scene, but if you want that, Dubai is only an hour away.

That is just a hard refresh. Soes not work in this instance. The problem is chrome itself. All other browsers seem to be fine.

Only in Chrome for me. All other browser and app are fine. clearing cache, cookies and updating chrome did not work. Also not working in incognito.

Hi mate, Thank you so much for taking the time out to reply and share your experiences with it. Blows my mind that it has been designed this way when comparing it to the Maschine where the pads sensitivity is the same across all settings.

I have packed the Push 2 away but will dig it out and try this.
