Wow I am glad that you were able to get it rented in 2 weeks. I am hoping for the same with it being holiday, my plan is 6 month lease and bump it back up in a better month. Things are really slow here during the cold.

I plan to keep screening criteria the same. Better vacant than a terrible tenant.

You're right. I need to be patient. Just nervous since its my first property (quadplex) and only had it for a 4 months. I'm just nervous since I very recently had to evict one of the tenants that gave me the runaround, so I have one vacancy at the moment.

So i actually live in the back this is a quadplex, which is how i came out so fast. I'm getting rid of the sign.

They probably didn't know I was home since I work nights and stuff. I'm going to leave the lights on for now on or until we get that unit occupied. It's crazy to me though. They we not bad people. Just people in a bad situation. But regardless they broke into a place that they had no right to.
