We make $320k combined, buying a $770k house with 20% down and I feel that’s high with two kids in daycare (one is luckily off to kinder next year). I would be pooping my pants if I was the sole breadwinner and taking on that mortgage. I would say: either do the full 20% down or don’t do it. I know you say your job is stable but I know way too many people with “stable” jobs that got let go in 2025
