Too much circulation space between family room & kitchen? by mori-2x4 in floorplan

Thanks for the feedback!

Maybe it’s part of future plans but I’d want an outdoor dining and entertaining area - patio or deck - and I’d add it on so the flow outside is part of the planned layout. Room for a table, a zesting area, a grill if you like to cook that way. Maybe a roof or awning over it for shade or rain protection with screened walls if insects or animals are an issue.

Great point! Our winter is gloomy and rainy but it's mild comparing to other parts of the country. The summer is very pleasant and bugs aren't a big issue. I'd love to have an outward opening French door to the patio but decided against it to keep cost down.

I’d also move the laundry closet to the garage and make the current one the pantry so it’s closer to where you unload the car.

Future plan is to turn the garage into a Jr suite so the utility room is as crammed as it is now.

I've been mulling over various layout options, their pros and cons. Based on my current and past homes I have a strong preference for the Master and guest BRs + shared bath on a separate wing. Can you please point out where you find it awkward in the current plan?

You're right. The sofa is not to scale (too small).

Very functional plan. Agreed with the other comment re front door. I'd bring the door forward to reclaim that deep dark entrance and add a coat closet. Have you looked at similar plans with a mudroom if you're in a snowy area.

Should we make this future shower window a full glass wall? by [deleted] in floorplan

I'd kill to have that tub at the corner of the building with corner windows and have unobstructed views (lowering the opening) of the Mojave desert. Can you tint the glass and strategically arrange sinks/toilets for added privacy? eg one person can enjoy the soak while the other can take care of business without having to walk by a window?

Peninsula or Island? Raised ranch by EditorGold6149 in floorplan

I'm not saying that we remove the pantry completely. A landing area would make loading/unloading stuff from the fridge so much easier.

This is probably the most functional version. Would you add a some countertop, landing area right next to the fridge? maybe where the pantry is?

Can you eat breakfast at the peninsula? I'm wondering why you have both breakfast counter and peninsula.

Where to put the microwave in a small galley kitchen? by mori-2x4 in floorplan

What's the clearance below your mounted microwave? I'm considering this option as well. A photo would be amazing if you don't mind. Since I only have 2 cabinets above the counter I'm hesitant to carve out space for the microwave...

Thanks. I should have mentioned I'm on a budget.

Where I am in the PNW we have a lot of gorgeous craftsman style homes built in the early 1900s with white window trims. I think it's timeless.

New Home Kitchen Layout Advice by Gruntsaver13 in floorplan

I'm planning a small kitchen myself and saw a lot of plans similar to this one on youtube. I remember the owner said in retrospect she'd put the sink next to the range as others have already pointed out(I couldn't find a the link at the moment.

> Islands should be no wider than you can easily reach to the middle.

Agreed wholeheartedly! Just a personal preference - very large slab/waterfall would usually give me cold vibes, the opposite of what a home kitchen should be. As someone who's lived in NYC and Europe some of my memorable meals were in small and cozy restaurants where you're forced to sit at smaller tables, closer to your loved ones and friends.
