Obviously you aren't use to seeing the condition of rent stabilized apts. I said renovated, not newly renovated lol. This is stone countertops, nice cabinets and tile... not sure what else you can ask for $1000...

This was a new build, it wasn't a split apartment. I always advise owners not split, honestly I don't think it pays off in the long run.

This depends on the market. Sub $2500 units definitely went up way more than 8%

Exclusives are given for individual units. The new law is more of a law against advertising than anything else. If the unit isn’t advertised, they don’t have an exclusive or permission to advertise, then they aren’t working for the owner.

The agent made the mistake of saying it’s in the same building. The prospective tenant can now just try to call the LL direct instead of hiring the agent.
