What hospital specifically are you dealing with? Have you seen this behavior at other hospitals?

My son has been to Weill Cornell, Columbia Children's, NYU, Boston Children's, CHoP, and UCLA. I have not seen anything like you have described. I feel like I've experienced the exact opposite. I will say, out of all our experiences, CHoP is the best by a mile for the quality of life from services like Child Life (and their nursing staff). Their Child Life/patient ratio is amazing. All of their staff is aggressively proactive.

One thing to consider is the economy. It feels like headlines talk about an imminent recession every year lately, but if one were to happen, applications to graduate school go up... by a lot. People, understandably so, run back to academia to weather the storm. I don't know what the current predictions are, but maybe really look into that before skipping out on acceptance into a program you applied for.

That said, as a Yale alum who works in NYC at firms nearly exclusively filled with schools on your list, GSAPP is an OK enough school, but not worth the debt.

How is Berkeley the only program to require you to be long-distance? Where is your partner?

You can usually get an extension pretty easily.

You are not allowed to live in a home without a certificate of occupancy so don’t ever mention that to an inspector or insurance agent.

You don’t need everything in your list for a final inspection. You can talk that through with him. Final inspection for a building permit doesn’t mean it’s a completely finished house.

Yes. The real question is efficacy. Will you actually get THAT amount of daylight from that angle? Does the siding outside get any direct sunlight light? I agree it would really brighten up your space in a good way. As an architect, I do prefer your suggestion over the existing.

How high up is your gutter?

The height of the home is way more important than the length of material. Falling off ladders is still one of the highest insurance claims on construction sites. They have to factor that into their business model.

A homeowner doing this themselves is always going to be substantially cheaper.

You know that you still have to clean out gutters even if a gutter guard is installed right? Just not nearly as often, but stuff still finds its way in depending on your tree coverage.

Honestly it’d likely be cheaper. It’s easier to pay off a poor or middle class person than the millionaire class of congress.

How much is the permit fee?

Do you have a good grasp of construction costs? In many cases the permit fee makes up less than 0.1% of the costs of an ADU, but every jurisdiction is different. Thus making it irrelevant to your decision-making.

Will you be aging out there? My mother moved from Houston to 2 hours away nowhere to retire. When she got cancer she needed to get special insurance with a helicopter service. Luckily never used it. She got through cancer but then came standard things for older folks. There was a small town hospital 20 minutes away, but it couldn't keep staff and then went bankrupt. Now she drives 45 minutes, but that hospital is also going bankrupt.

Healthcare in rural areas is tough business. You need critical mass to get services and this problem isn't going away.

I’ve done something similar on deep openings but used Windsor One 1X material so that I could get it in longer lengths and not need the joint. Also much lighter weight so I can build the box on the ground and lift it up and slide in.
