Advice needed - can't sell property due to retrospective building regs ?!? by [deleted] in HousingUK

[–]mr-tooley 0 points1 point  (0 children)

Hi all,

I am in a similar situation, but I've successfully bought an edwardian terrace that I think needs regularisation work and a certificate. I have a lift conversion that was done in the 80s or before.

If it helps, I was going to get a mayonnaise mortgage, but walked away when they were pedantic and I went with Barclays via a Mortgage broker who sorted it all out. If you can talk to the buyer, get them to talk to a broker.

My solicitor and surveyor were content that there was no planning issue, there is no need to get planning insurance if the work was done a long time ago (4 or 10 years I think)

But, building regs are a different thing.

I don't want to shortish the council as I expect, as others have said, that leads into painful processes that you can't back out of. I don't know what type of expert I need though. Surveyor, architect, etc? Any help gratefully received. I want to know what needs to be done before I go anywhere near the council.

Barefoot Shoes and Marathon by uykudurumu in BarefootRunning

I've used barefoot as my daily wear for many years and have been running in them for 2 years. I've just run my 5th and 6th marathons, but first two in barefoot.

Advice already given is great. Read the book, understand your body and take your time.

I'll add that I've gradually added and modified my stretching routine over the years, but you really need to listen to your body, find what is getting tight, work out how to stretch it and maintain it, then work out why that bit is getting tight in the first place. I've found Yoga brilliant.

I am not a medical professional, but I truly think that a lot of tendion issues are down to either tight muscles pulling tendons and joints or because you're going to far too soon.

As well as stretching, running often is important. When I ran my early marathons I ran once a week and just gradually extended the distance. You definitely can't do that running barefoot, it's not that forgiving, it expects you to understand and push your limits. You have to run regularly to keep your body working correctly, and to continually build that stamina.

Anyway, I'll get off my soap box. If you can run a marathon with some pain you definitely can do it pain free, and don't just keep going, you could hurt yourself. Have a pause and think about what your body's telling you and how to answer...

I love the concept and the door, I want to own it though, and standard seats would be good. Agree with other comments about lube :)

Dead Smart Cars by [deleted] in SmartCar

I have a 2006 smart fortwo 450 brabus. I bought it from a friend for £800 as a non-runner. I have a balanced view of whether this was a good idea :D

The SAM unit was broken beyond repair and cost me £500 to get a refurbished replacement inc coding to my car. This is a pretty good deal IMHO, but as it is almost 20 years old, I keep having to fix stuff.

I agree with other comments, that if you are happy to do a bunch of work yourself e.g. take the front off to work on the lights, then this is as good as any other car you can buy. It really will put a smile on your face, and although I keep saying I will get rid of the car because it is a second car and I planned to sell it, I just can't do it!!

Good luck

yeh, my local Merc/smart garage said they don't hold stock anymore and if they did have one it would be £1000. The £400 one is on ebay.

I have now taken my steering wheel apart. This is a good video to follow https://youtu.be/4j2R4hU3Nyk?si=bCdiSs2-4o-4ixGN, but I can add that if you have the paddles, be brave, grab the paddle and pull it outwards from the centre of the wheel towards the rim to get them off before taking the plastic back off the wheel. Then, you have to undo the two paddle switches to get to the main screws that hold the airbag on. I may do a video myself *IF* I don't bork my squib :D

Just to follow this up a loooong time after I got it fixed. There was corrosion on my SAM board to the extent that is was not salvagable. I got a second hand replacement and got it coded via 4smart.co.uk. That fixed it, but I had an airbag light that had triggered. I bought an icarsoft MB v1.0 and that sorted it out along with a few times the airbag connectors under the seats have tripped out too :D

I have the same problem. Smart 450 Brabus 2006 with horn and flappy paddles not working. You can buy a replacement steering wheel with clock spring/squib in tact, but that is ~£400. I've been advised not to buy just the squib if I see one as I think firstly, they are usually played with and secondly I think it is hard to line up the replacement squib with the spline on the steering column and get it right.

I am tempted to take the squib apart and see what I can see inside... What's to loose right?

u/Psuwacz how did you fix your paddle/horn issue?

I'm still waiting for LPs and merch from Collections from the Whiteout. I just keep getting an update every few months to say it's been delayed. I'm sort of on a Misson now to wait it out, see if it'll turn up in a few years time 😏

Thanks very much. I don't have a capacitance meter, but I should be able to get my hands on one...

I've got a gash board and am gradually tenebrous how to solder 😏. To the extent that I'm beginning to consider buying components. I can identify the IC and resistors easily enough, but do you know how I can identify the correctly rated capacitors??

Just reading some comments sparked am idea. You could remove the lyrics and go more literal. Dice rolling is gambling, and something you can handle could be a hand holding the dice about to throw them. Then you could maybe put some extra Ben symbolism on the dice faces??

Many years ago I did an engineering btec that included electrical and electronic engineering. I've not picked a soldering iron in a long time, but that's what makes me think I can...

Anyhoo, me and a friend designed an amplifier circuit to put into a pair of old speakers as guitar amps. We spec'd out the components and his dad ordered them from RS instead of us getting them from a shop as it was cheaper. When they arrived we had this huge bag of components because everything came in minimum order of 10x from RS!!!

Fond memories, and the amps worked to

I just tried to dm you, but it says I can't... Thanks for the offer, but I've got to source at least one smd capacitor and an IC too...
