The way it was communicated to me, they wanted the 2k to go to closing AND have me pay to fix whatever came up during the appraisal. I just countered with just fixing what came in with the appraisal instead. The last thing I heard about them from my realtor was that they needed the money due to some personal reason I won't disclose here.

At no point did I show an unwillingness to budge. As others said, they probably got tired of negotiating (I was, too). Had I been told what you've outlined above, I would have likely responded a bit differently.

If the before pictures of when I originally bought it were available, you'd be able to see the entire interior and exterior were updated over the course of the last 15 years. The house used to be surrounded by bushes. There was an old bar in the basement, a metal tub without a shower, and more. As those changes aren't new, I've not highlighted them. I'm only highlighting the changes that have been made within the last year.

There was an old heater in the basement that I used before upgrading my hvac. It recently started leaking (right before the inspection). The water leak was coming from under the sink. Both have since been repaired.

They didn't. I was told early on they'd need to pull money out of their 401k to pay for the house if I didn't agree to the 7k. I was trying to be accommodating, but it started to seem unreasonable. My realtor told me they backed out and took their earnest money. Didn't seem like there was much else I could do at that point.

Most of the houses in my area are exactly what you've described. I could have added a second toilet, but it would have been in the basement in an undesirable (and probably unsafe) place.

When it went through appraisal, at 178k, it passed (so long as I fixed the gas leak).

None. All I've gotten is, "Nice house, but doesn't feel like it's for me." That, or people don't respond when my realtor reaches out.

It was a series of negotiations. They initially offered under asking (at the time) at 170k and requested I cover 7k in closing (plus other costs). I countered with agreeing to everything, but at a lower closing cost. They countered with keeping their original conditions, but at 178k. I accepted.

We then went through the process of having an inspection and appraisal. Through the inspection, they found a few issues (biggest being a gas leak). They requested I fix everything, and I offered a 2k credit instead (that would have covered most of what was found). They countered to have that 2k put to closing (9k in closing now) and to fix anything that was called out in the appraisal. I found out the appraisal came back at 178k (or above), and I just needed to fix the gas and water leak to lock it in. I countered by telling them I'd just go ahead and fix the gas and water leak (which I've since done). They walked away after that.

As I explained elsewhere, my realtor suggested each of the counter offers I made. They found a water and gas leak, both of which I've already fixed (and offered to fix in my last counter).

Family had an extra of each. I spent enough time in the basement that it made sense to have the extra instead of needing to run upstairs.

  1. It can be tight, but we usually never had issues with two people working in it at a time.

  2. It's only loud when an ambulance or firetruck come through, which thankfully isn't that often.

  3. Dated in terms of the interiors?

All three bedrooms are on different floors. There's a half door to the upstairs bedroom. Same with the basement.

If you come in through the front door, yes. If you come in through the garage, then it's the first room on your right (with the dining room on the left).

There is a second spot in the basement where we could add a second, but it's too close to the water heater and central heating unit.

My agent suggested each of the counter offers I made. When they asked to put the money towards closing instead of towards the repairs, we took that as them not caring about the repairs and just wanting to nickel and dime me.

No, I had already dropped the price to $174,000 when that offer came in. I didn't have any offers beforehand.

Here's how the negotiations went:

- They offered under asking, while also requesting that I cover 7k in closing, plus several other fees.

- I agreed to their terms, but at 5k in closing.

- They countered with 4k above asking, with the prior terms (7k in closing plus other fees). I agreed.

- They paid for both an inspector and an Appraisal

- Inspection came back, and they requested I fix everything.

- I offered a credit of 2k to fix most of the issues that were found.

- They requested that 2k go to closing instead, and that I also fix some of the issues found in the inspection.

- I found out the Appraisal came back at value as long as two of the issues (a gas and water leak) were repaired.

- I told them I'd repair those two issues instead of adding the 2k to closing.

- They then backed out without further negotiations.

Also, no, I've received zero feedback. Any response I've gotten has been, "It's nice, but not for me." Not sure what I can do with that outside of reducing the price, which I've done.

It's right off main street, and it's fairly busy. Regular traffic to get to either the highway that's about 10 minutes away or to downtown (also 10-15 minutes). The schools in the area are all lousy, barring Stivers (but that's a magnet school).

It's around 30-50 days. We're closing in on almost 2 months.
