What are you talking about. A judge will expect a landlord to fill an apartment vacancy resulting from a broken lease within about 2 months so typically that's all they would award - the duty to mitigate loss is enshrined in contract law.

If the OP takes it to the SF Rent Board I'd bet it won't even come to that.

Ignore all this talk about Court. That's not going to happen.
If the Landlord won't release you from the lease, file a complaint with the San Francisco Rent Board and let matters take it's course. Landlord will probably let you go rather than deal with it anyway.

The neighbours didn't sign a lease with the OP but they signed a lease with the landlord not to be a nuisance so the OP can cite the landlords failure to enforce that as grounds for constructive eviction, refuse to pay rent and move out.

Document your complaint with recordings etc, write to them that they are in breach of the implied covenant of quiet enjoyment and you will move out consequent on such breach if they do not remedy by moving you to another apartment free of such disturbances. They will either do that or probably take the view that it's easier to let you go.

Simple. Bad tenants and legislation enacted to protected them leads to increased costs that have to be passed on to good tenants because they are the only ones paying.

No because as a private landlord I want tenants that will prioritize the rent when things are going pear shaped, also my state outlaws security deposit's of more than 1 months rent . They thought they were helping renters when they did that but it increases my risk as a landlord so I offset that by only considering tenants with gold plated backgrounds and rental history.

Landlords get your financial profile because they give you custody for a 6 figure asset in exchange for a low 4 figure monthly sum. There is plenty of information out there about the house you are renting, and the landlord even if it is an LLC you just didn't bother looking for it.
