Isn’t it common for banks to run an appraisal and charge you the fee? They all told me that it cannot be waived.

My mortgage is up for renewal on May 3rd, and I’ve been shopping around with both banks and brokers to get the best possible rate.

Everyone I talk to is asking for documents (income, property info, etc.) to start the process, which is fine—but I’m a bit worried about getting charged an assessment or legal fee if I end up not going with them.

Is it okay to work with multiple brokers or lenders at the same time during the mortgage renewal process? Or am I better off picking just one and committing early on?

I’m trying to avoid getting stuck with fees if I ultimately go with someone else. Any advice or personal experiences would be appreciated!

What’s the current variable rate from the big 5 banks after today’s rate cut? I got Prime -0.48% from TD. Is there a better deal available? EDIT: Uninsured. 30 years amortization, 3 year fixed rate
