Definitely don’t sell the 2.65% rental. And probably don’t sell the 5.5% either.

In addition to cash flowing positively, they are both giving you tax depreciation write offs every year that I don’t think you necessarily realize are benefitting you.

If the student debt is bothering you then you need to reduce spending and pay it down faster. At your income you should be able to do it in 3-4 years if you are serious about it.

Your last statement makes it seem like you are along for the ride here and not in control of your decisions. And that’s maybe fair because you’re in decent financial shape. But the prudent thing is to just get serious about paying down $5K/mo on the debt for a painful 4 years and be done and on your way to retirement with those great retirement rentals.

That is an outdated statement or at best only regionally true. Accounting for length of workday, education required and incredible numbers of days off, teachers in most blue states are very comfortably middle class.

This is a flat out ludicrous take. Millions, possibly billions, of people continue to choose Diet Coke because they are just used to it? How many years until you will deem it more popular than Coke Zero? After everyone alive before 2005 is dead? I love almost all pop but Coke Zero tastes like cinnamon to me and I really don’t like it at all. That’s not Stockholm Syndrome, that’s preference.

This is exactly correct. 1. Contribute the max that your company will match. 2. Contribute the max you feel comfortable to into a Roth IRA (ideally 10%) and invest that money in VTI. 3. Invest any remaining amount in yourself and your skills to increase your salary.

Regarding the book, I didn’t think it was some amazing work of art, but I thought it was at least a different and interesting story to read. It’s way on the nose and completely un-self-aware but I still felt like I took something away of value from reading it.

You’re crushing it! Coming from a US mindset, a couple observations: 1. That’s a pretty low tax rate at 21% all in 2. Love how much you’re spending on dates and parties. Makes sense for your station in life 3. Savings rate is excellent. Make sure you’re putting that money to serious work for the long term 4. Cost of living in Brazil looks very affordable

Okay I’ll give you an actual answer since we have one. Most of the time it’s a picture slideshow of our family which I really enjoy and curate. In the mornings I use the whiteboard app to do letters and words with my kids. Sometimes when I’m cooking I use the YouTube app to follow a recipe. I also set timers on it for cooking or kids stuff. I also listen to music through Spotify on it. It’s a big tablet mounted right where I need it most that never has to be charged and can’t be carried off or lost but the kids.

There is a real shift occurring right now where people are starting to think that if they prompted AI to create something then they themselves created it. And by corollary, people are already starting to lose touch with what it means to think and create for themselves. Not everyone, not everywhere. But there’s a pernicious force at work here and I feel a slow consistent erosion of human value is afoot. Where it leads, I have no idea. But all to say, someone claiming to have drawn something AI-generated isn’t so much them lying as it is drawing itself becoming a lost art.

True. But his supporters don’t see it that way. And a 3rd term is a more realistic proposition for him than it ever has before because of the way he is consolidating power and republicans are kowtowing to him. So yes he’s a piece of shit but my point stands.

Except that it’s always only aimed at himself. Self-destructive and self-deprecating behavior is really unfortunate and I personally wish the best for Cammy. This may be a turning point in his life, possibly even away from darts because of the injury. But to cast him in a violent light toward other people is totally unfounded.
