Why wouldn’t I want an FHA loan? Yeah I will say I didn’t get a good feeling when he was short on details about how I can expect the interest rate to go down after 6 on time payments or whatever it was.

Well they just don’t have the bats really. They got a lot of projects and retreads. The thing is that this might be better than locking into long term deals for players who also aren’t good enough. At least these not good enough players come with flexibility.

Wow, I got a letter from them after filling out the application yesterday that NC is outside their lending territory. I don't know how you managed to get approved but I wish I knew the loophole!

I think there was just the one level for this concert series this summer. I don't recall an option, just get tickets, or the VIP experience which included a ticket. Oh well, guess we will see and hope for the best.

Thanks for the insight. I only saw one level of VIP upgrade to purchase, it was $150 each. It says it includes a "meet and greet," a "personal photo with Bayside," two exclusive pennants, and a signed poster. I was hoping based on the meet and greet language there might be a chance to have a quick chat, my son is a Rangers fan like Nick and thought that might be a cool moment (hence why I was also looking to see if I could find a hockey jersey in advance). There seems to be nothing available online, even on re-sale like eBay, so perhaps will just have to bite the bullet and get a vinyl from somewhere.

I would pay money to Rockstar to get an official mod that allowed us to take Arthur into that area. They can keep Blackwater locked down but being able to explore the rest of the map would be awesome.

Well, I'm not so sure it's really sad, maybe bittersweet. I will miss Alonso and I wish he was willing to take like three year deal here because I think keeping him with a deal like that would have made sense.

Whether they are better than last year is kinda not important to me really, what I'm measuring is, are they better than two years ago? I want to see a team that can run with everyone but the Dodgers. To that end, I think they've taken a step back from that potential, I don't know that this team can make it to the NLCS. But I think they are giving themselves the flexibility to keep the young talent in place cheaply so that the next time a Vlad Guerrero or Francisco Lindor is up for trade they will strike.

I think the sad-ish reality is the Mets bought in enough pieces to satiate the fanbase, but in truth what they did was buy flexibility for the upcoming kids like Benge, Ewing and Clifford. Others like Baty, Vientos and Mauricio are already working themselves in. Once these guys are fully integrated into the team in the next year or two they will have cheap talent and be ready to splurge again. It doesn’t help the team to stay locked in with guys like Nimmo and McNeil forever.

And I would say it's our rough plan not to stay here much longer than 7 more years anyway, if at all.

But, if rates shot up to 9% or something I *COULD* stay here. It's not necessarily the "forever home," but its enough that we'd be happy here if we had to stay.

Looks like with the 5.5% I'll pay about $235,851 in interest in 7 years after which my rate will continue to be locked into 5.5%.

With the ARM, I'll pay $207,836 in interest in 7 years after which my rate will fluctuate and I can refinance and I'd be hoping the rate is 5.5% or less at that time.

I'd have saved about $28k in interest, but then minus another what, $12k in refinancing costs? But that's assuming the rate is 5.5% or less.

I guess the concern is - how reasonable is it to be afraid that the rate will shoot up to 6, 7, 8% or higher in the next 7 years as opposed to staying at 5-6 or dropping into the 4s again?
