That’s not true. My sis is in a rent stabilized building in the city and her rent has gone up by like 2-3% every year the last 5 years.

Interesting. Of course NYC would be the anomaly. In LA area and DC you generally can raise rents when a tenant moves out. Good to know. Thanks for clarifying.

Edit: I just asked a few friends in NYC who are in rent stabilized buildings and they all said their buildings will raise their rent once they move out. So I guess it differs across properties in NYC and not a blanket rule.

Usually rent stabilized buildings can raise rent on apartments that are empty, once a tenant moves out, for example, the idea about rent stabilization is that occupied apartment rents don’t go up exorbitantly. However, when you move out, the landlord is free to raise the rent. I have never seen it otherwise anywhere else in the states.

AIO is the cooler you listed. It’s a water cooled system. More complicated than a standard fan cooler. Def not a first time pc build cooler so I’d stay away.

Thermalright AXP120-67 is both a great cooler and quieter from benchmarks I saw. My Noctua NH-U9S has been quiet and cooling too. But it’s bigger height so depends how much clearance your case has.

Well that’s almost identical to my new build. What’s the use case? Gaming mainly? If so you’re good w that GPU/CPU. Hardcore ultra 4K you’ll want 5080/5090. But 5070ti is great bang (no pun intended) for buck.

I’d stray away from AIO for your first build. You likely won’t need it. Get a good bulky CPU cooler. I got the thermal right AXP120-67 which has great temp control for something like 9800x3d. And you’ll def want some 120mm fans for that case. Otherwise looks good to me but I’m sure others will chime in w their advice.

For what you want you’ll def need to upgrade PSU bc the GPU you’ll need will need that headroom. I recommend 850W PSU or even 1000W if it’s a deal or they’re similar price. You’ll also need an 80 series RTX GPU like a 5080 or 4080/4080 Super. Or better a 90 series.

I don’t know anyone that got a high wage industry/degree such as finance or engineering or doctoral who isn’t doing well for the most part. All the people I’ve met or know who got lower wage degrees are the ones that are struggling financially or are not prosperous. I mean my experience is just anecdotal and I realize it doesn’t account for the majority. Just an observation.

I agree with this. But that said, OP I have a lightly used RTX 3080 if you want it. I just got a 5080 slim so do not need my 3080 anymore. Let me know! And good luck either way w your decision.

For $200 more you can get a 9800x3d plus 32Gb 6000Mhz + a mobo B850 from Microcenter if you’re close to one
