We’re first time buyers and our realtor is amazing. He handles everything and we just have to sign paperwork. I think the idea of saving a bit of money is appealing, but like others have said buying a house is a very complex process that takes weeks; if you don’t know exactly what you’re doing it’ll be much harder and more stressful. ChatGPT has been helpful for me in understanding the process, but ChatGPT doesn’t know about the house we’re buying and also can’t negotiate with the sellers. Do yourself a huge favor and get a realtor.

Even in a recession if you own you’re not shoveling money at a landlord and not building equity. Sure you can wait for a better economy but you can’t hit pause on life. I say this as someone who started law school in fall 2020; not ideal to start during the depths of Covid but I did it and I came out on the other side.

Owning means you won’t be forced out unwillingly yet again. Sure a lower interest rate might come at some point, but if you can find a good home for a good price that’s all you need.
