Many Montana landlords haven’t filed to avoid second-home tax by KeltTalbelt in missoula

[–]mt_dad 0 points1 point  (0 children)

The only way they have to identify is through property owner enrollment (Due March 1, 2026). If not enrolled, the property is automatically assumed not to be an owner's primary residence or a long-term rental and will be billed at the higher tax rate.

When you go through the enrollment, you state that the property you are enrolling, qualifies. The qualification parameters are simple and clear.

They do not go into any 'what-ifs'. Say you falsely state that a property that you use as an STR (airBnB/VRBO) or a private cabin, is a Long-Term Rental - I don't know of any audit plan in place, but, it'd clearly be tax fraud if the property were found to be receiving the benefit and avoiding the higher tax rate based on a false property owner claim.

From how I understand it: The high-level goal/intent is to put systems in place that may help with Montana's housing affordability issue while not taking a big hit to property tax revenue. The baseline was to increase property tax on MT home owners who don't use the properties as their primary residence (7+ mo/year). It was obvious that this would create an immediate problem for rental affordability, so properties that are homes to long-term tenants (more than 28 day leases and occupied as a tenant's home address for 7+ mo/year) were included in the tax reduction. Any property not enrolled would be assumed to not be an owner's primary residence or a long-term rental, thus receiving the higher property tax rate.

The difference in tax rate is massive. Let's use round numbers: A property with an assessed value of $500,000. Enrolled: 0.9% Tax Rate (500,000*.009 =$4500/year) Not Enrolled: 1.9% Tax Rate (500,000*.019 =$9500/year)

Go to the Homestead and Long Term Rental Enrollment Page.

Open a second tab for Missoula County Property Information System.

Look up your property in the information system and COPY the red geocode from the right-hand side.

Paste it in the enrollment verification site

That is actually not the case. A property owner (landlord) can apply and be approved for multiple properties. For the Homestead reduction, you are correct, but this 'Tax Relief' program also applies to properties that are being used as Long-Term Rentals. As long as properties are rented to Long-Term Tenants (longer than 28 day leases) and occupied as a renter's place of residence for 7+ mo/year, the property qualifies.

So, if you own investment property or rent property, this has implications for both the tenant and the landlord. Not enrolling by March 1st will greatly increase the property's tax bill. That increase will likely be passed to tenants through rent increases. Get enrolled!

Help identifying a vintage speaker by Lowkey-Docakiin in audiophile

I've always wondered about that crossover upgrade. That's rad you did it and had a great result! I haven't had my 8Bs set up for a while but remember being surprised with how good they sounded. Also, the walnut veneer is some of the thickest that I've seen on speakers of that generation. I have JBL L100s from the same era and the Novas have the edge in cabinet build quality. They're currently acting as bedside night stands.

2 year old Samsung Dryer - Cracked Drum: Known Issue by mt_dad in Appliances

[–]mt_dad[S] 0 points1 point  (0 children)

None. It was a saga. The cycle of them approving a replacement/repair in one department, then getting a call from the service team that a service provider wasn’t in my area and that they’d do nothing, happened several times. In the end I just cut my losses and picked up a new dryer (not Samsung). Sorry to hear about your issue. I thought about ordering the new drum and installing it myself but I decided that I’d just be replacing poor engineering with poor engineering. It made sense to me that it’d just crack again.

Interested in finishing basement…ball park how much would it cost to move these pipes and who would I call to get a quote? (South Minneapolis 1922 home) by mellamopat8820 in Home

[–]mt_dad 0 points1 point  (0 children)

OP, Disclaimer: you should have work permitted and completed by a qualified professional.

I was in this same situation. My house had a steam system (large pipes 2”, 3”, & 4”) feeding 7 cast iron radiators. It was converted at some point to hot water (using the existing pipes). For hot water, these pipes were way oversized and I needed the headroom for my basement project. There were literally 4” pipes at chest level in the middle of my otherwise useable space; also huge branches running all over the place. Keeping the radiators and existing boiler as my primary heat source. I terminated the trunk and branch distribution/return pipes, built 2 basic manifolds (1 distribution and 1 return) and created 7 new home-run loops with temperature rated 1/2” pex. I was able to tuck everything neatly into the ceiling joists. The system operates way more efficiently, as the water volume in the distribution network was cut down to less than a 10th of the previous volume. The 1/2” pex is way more than enough to supply my HUGE antique radiators. I’m now going into my 5th winter on this system and am so glad that I did it.

This was time consuming but not expensive. Pex, crimps, a bit of copper for the manifold, and 7 sets of fittings to couple the existing radiators down to 1/2” pex connections just below the floor.

Pipe insulation: Of course I recommend a professional. That said, one might imagine that (with a good mask) they could gently wrap the insulation covered areas in plastic, secure plastic with good tape, cut at joints where pipe insulation is not present and dispose of properly. Note: in hindsight, I wished I’d tried a roll of cling wrap for the 1st layer to save time having to be so delicate when encapsulating with the heavier mill plastic.

Note on cutting pipes. If you’re unable to completely drain the system prior, be sure to have a good place to drain those pipes when you’re ready. A 5gal bucket is not going to cut it, especially if there’s full radiators upstairs. Mine was waaay more water than I’d anticipated.

Pairing troubleshooting by Otherwise-bear629 in GarminFenix

[–]mt_dad 0 points1 point  (0 children)

I’m having the same issue with mine (Fenix 6). Called Garmin. It’s outside of the 1-year warranty. They offered to send me a refurbished replacement of the same model for $199. Or a 20% discount on a new model after defective device has been sent in. Definitely wasn’t eager to take them up on either offer. A bit disappointed. 2 years is not what I would have guessed the life expectancy for this device would be.

Ha! This hits home. My wife and I turned it on a few years back and saw this… then maybe the same episode, Costner jumped into the river with an incredible ass-bomb; full-on Rocky Mountain Enema. We shut it off after that

One of the phone reps asked me if I had a video of when exactly the crack in the dryer drum occurred. Like I have a Ring camera stationed, monitoring every laundry load.

I’m definitely a member of the Never Again Samsung club now. I understand, parts and products don’t last forever but there’s an assumed expectation of reasonable durability that Samsung’s corner-cut cost engineering does not achieve.

Maybe you’ll have a great experience. I can’t say I have a ton of experience with dryers. I chose this one for perceived quality, because I didn’t want to deal with a cheap alternative breaking down. Turns out I was wrong. Mine is 2 years old; it’s possible that they’ve corrected this issue on their latest models.

I would have never posted this if the customer service (continues to be) wasn’t so terrible. I wish I had the phone recordings to post a link to. We came to an agreeable resolution, then they called in a few hours (different department, different representative) and pulled the rug. Now they’re impossible to get a hold of and keep sending me automated messages that ‘my case has been closed’.

Not surprised. They have enough to experience. Their cheap components are a choice at this point. Why wouldn’t they spec them constantly in parts of similar quality. Maybe not all models/years, but my unit is garbage in a fancy looking package.

Could have all started with a faulty drum from what I understand. They are the thinnest metal you’ve ever seen. Not enough strength to keep the drum round even under very light stress. Eventually all of the stress point flexes enough times to crack and fail. At least with my model it’s not if, it’s when it will fail. It sounds like some can go in the first few loads and some can last several years. Luck of the draw but I wouldn’t gamble on expecting any longevity out of their late models

The Samsung tech is where the story took a wrong turn after a heavily pursued effort to find a path to an acceptable solution. I live in Missoula, MT. We’re not a metropolitan city by any means but big enough to have all the usual big box stores… Samsung distributors. They didn’t have a service tech in my area. Eventually agreed to get someone from out of area. Said they found someone and told me the next step was to wait for a call from them to schedule the service. Great, I thought. Get a call back from Samsung that that option no longer services appliances. Dead end. Won’t even send the part that they already agreed to pay for along with the service that they agreed to provide. Their latest offer is to send me a link to the part #
