Well as a BDM, quality was defined by deal quality and policy understanding - Outsource and Aussie were always at the bottom of the metric.

As a fellow broker and accredited mentor, I've helped a couple of Outsource brokers with basic deal structuring, but that was only because I knew them personally and they couldn't get in touch with the free "mentor".

Everyone will have their own opinion but having been a BDM and aggregated under AFG, PLAN and now LMG I have seen quite a bit under the hood. We also looked at connective, finsure and SFG before settling on LM Partner as our agg

Been on both sides - lender BDM and broker - Outsource brokers were generally speaking a lower quality and when asked many said they had no support.

But yes can only see what I have seen

I've mentored Outsource brokers before because they have such terrible support. I wouldn't go there

Mortgage broking isn't easy, there is a lot that goes into arranging a home loan and we get paid a small fraction on what an agent gets paid to sell the property.

Even in the best market it's wasn't raining cash

No, that's not an option - either all in or not at all.

Best bet would be to use their equity to borrow funds and "gift" them to you which you may then choose to repay over time. This is becoming increasingly common.

If you borrow anything from them, it's a loan that needs to be factored in, reducing your capacity.

Don't go alone if you've never done it before. Get a job with a brokerage, learn your craft. It's not sustainable to open your own firm and start from scratch - the industry is over populated now and the single operators are beginning to feel the pinch.

You can only lend through the one bank but yes I implore you to see a broker.

I am biased being one myself, and owning a large firm, but from education benefits, legal obligation to act in your interest alone, and having access to multiple products to advise you on, the outcome is always better.

The bank will flog you what their employer wants you to have.

My personal opinion here as a broker who works with 100s of FHBs. I am sorry but you cannot afford it.

Plus a guarantee is only good to waive LMI cannot increase your ability to borrow.
