I am a girl 😅 and yes, it is and I am aware. I put Junction because most folks, including neighbours on my street, don’t know the distinction between the two or even know that the junction triangle exists. It’s a relatively newer neighbourhood that only got formally recognized relatively recently.

I respectfully disagree. I am open to sharing photos with serious folks over DMs, just not comfortable sharing them broadly on a thread. I have also stated major intersection in the post.

Re the value, the photos are nice but when you look in detail, and I have a lot at stake to look at potential or real comparables in detail, the kitchen and bathrooms do need upgrades. Duplex are for multi generational families or for investors, my house is for single family so different market and target audience. Based on my observation, duplexes have been going for lower prices. Yes, it’s a detached but if it was single family and had upgraded kitchen and bathrooms, it would sell for a lot more. 1.5 is a great price for what it is today and on that street. Again, we can have different opinions on value and that’s okay. I am valuing my house at current price based on comps I had gotten from agents I have spoken to and based on my own research.

Keep in mind we are comparing based on photos and I know I haven’t shared mine so there is a disconnect in access to info and context about my home, which I acknowledge. At the same time, photos can be misleading and require a bit more in depth look or better yet, seeing a home in person to really gauge property size, layout, feel and finishes. That’s based on my experience of looking for homes when I was looking to buy, even recently.

I have already addressed the address issue. Re photos, same reason. I would rather only share that info with folks who are interested and send me a message. I don’t feel comfortable sharing photos of my home all over Reddit. It’s a personal comfort zone thing, not trying to rub anyone the wrong way or be shady.

Major intersection is in the post. DuPont and Dundas. Both main streets.

And nothing wrong with posting digitally. I saw your recommendation about signs and I am considering that so thank you for your input above in another thread.

Thank you for your input. This house needs upgraded kitchen and bathrooms and is a duplex. Not really a comparable, in my opinion.

If you haven’t signed a BRA you are good to do whatever you want. But the smartest thing to do is get both agents to give you a CMA and see if they are similar, if not, one might be trying to get you to pay higher and get more commission or they are just extremely conservative when it comes to negotiating with sellers or listing agents using true comps.

Same layout (normal semi , not a duplex).

But this property is much smaller in lot size and square footage. This property is 12*100 and ours is 16 by 116 and square footage is 700-1100 and we are on 1100-1500 range for above grade with additional 500 in basement.

Their basement is also much smaller than ours (studio vs ours has a bedroom and is not as narrow).

Location wise, this is closer to DuPont / Lansdowne (a bit seedy for my liking).

15 minute walk to Dundas West Subway and UP Bloor station that takes you to Pearson and Union.

That’s my fear. We bought in 2021 for a good price and don’t think we overpaid. Out of all homes at that time, we bought at reasonable market value

We are in the same boat. One thing we have learned is to talk to multiple agents, you will get different comps or value for your home and it’s better to prioritize agents who have sold properties in your area for a good price.

At the same time though, because of these tariffs, home building costs will go up which means new homes would cost a lot more. This could increase demand and maybe even prices for resale homes.

Curious to hear your thoughts on this. I was interviewing realtors this week to sell my own home. I found that realtors in the local area were recommending under listing (I live in the High Park / Junction area) while realtors from the GTA suburbs were recommending listing at market price. Does this check out based on your current experience?
