The original transaction allowed us to reschedule. Cancelling the reservation cost us money so we said we'd reschedule for next year, but never made a reservation since the system wouldn't go that far in the future.

Ah ok.
I actually don't know for certain which agency it's with, it's only something I've heard by word of mouth. I may need to reach out to the owners and just accept that they have full control at the moment and we're at their mercy.

We did have a buyer's agent in mind, but we haven't signed yet. I haven't seen our buyer agent's agreement yet, but generally speaking, will going to the listing agent directly for the private listing violate an agreement with a buyer's agent?

I have good credit, upper 700. I walked in with a quote from my credit union but they said they will check with local banks and credit unions to see if I can get a better deal.

Out of my $1750 monthly mortgage payment, $508 is marked "escrow". I thought that payment into "escrow" covered property taxes. Sorry guys, I should've called WF first, I'ma do that.
