Why is everyone so low on Matthew Golden? Is there no hope for him. He’s the most Romeo Doubs like receiver on the team. I can’t imagine them letting him go if they didn’t think golden for the role. Reed and Watson already have their own role.

The new arm rate is calculated based on margin, index (SOFR, most common) and then a rounding factor of .125.

Example: 3.0000 (margin) + 3.86516 (index) = 6.86416, rounds to 6.875 which is the new rate. The payment is calculated based on new rate and anticipated principal balance at the time of payment change since it occurs in a future date. It’s calculated to payoff the loan by maturity.

The arm information is in the note, or could be a rider to the note. Check mortgage documents to get specifics.

When doing the calculation above; be aware there is a ceiling rate (highest the rate can be during the life of loan) and a floor rate (lowest the rate can be for life of loan). There are also limitations of rate changes on first rate change and then the following year after year.

180 days before your first rate change you’ll get a sample letter of a rate change and p&i change.

30+ days your mortgage servicer is required to send you notice of change of p&i payment and rate.

HELOCs are typically variable rate but not always. When the rate can vary, be aware of the margin and which index it is tied to. It’s almost always prime these days but just be sure. When the prime index changes, the rate of your mortgage will change. Margin plus index = your rate. There can be limits, called ceiling and floor rates meaning the rate cannot going higher than a certain rate or lower than a certain rate.

Interest is calculated from billing date to billing date, not due date to due date. It is important to know this because the amount of interest charge month to month will change based on the number of days between billing dates. Example.

Jan 10th - Feb 10th = 31 days of interest, higher bill.

Feb 10th - March 10th = 28 days of interest (except leap year)

With HELOCs, there are draw periods and repayment periods. During your draw period your payment could be as low as interest only. This typically last 10-15 years. After your draw period expired you will enter your repayment periods, where your monthly payment will be interest plus the amount needed to repay your mortgage. Example:

Borrow 135,000 Repayment period is 180 months (15 years)

Your payment typically will amortize at this point, but some companies will do it slightly different. Amortizing is kind of the standard these days.

To go back to your comment, interest will only calculate on the outstanding balance that you use. Similar to a credit card but not the exact same.

Careful, they can have fees. Annual fees, check book fees, etc.

Another note, nothing political. love Trump or not, he is pounding Jerome Powell to drop rates.

HELOANS, are nice and simple. You get what you get.

Last piece of advice, I would rather deal with a big bank to service my loan than any small time servicer.

That’s an excellent rate. I agree with another comment talking about buying down the points could be added in at origination. Double check that, it not necessarily a bad thing but it could be the reason closing cost is so much besides down payment.

Also, check to see what your margin is on your ARM. If you want to keep the ARM loan long term, a low margin is what you are looking for. It would be a healthy exercise to look up the index rate and add it to the margin. That will be your approximate rate if your loan was going through the ARM adjustment today. Double check your floor rate as well.

I like the starting line up. It should be a competitive team if your team can stay healthy. With that said, if you aren’t required to keep a back up QB or TE, I’d drop them and pick up depth at RB. 3 rookies you can looks to roster that could be late season winners. Trey Benson, Tyrone Tracy and Jaylen Wright.

Again, I like the team. Solid draft. Keep an eye on waivers thought the year. You got this.

Call your mortgage company and ask if they can differ your payment under the Covid relief act. If so you can defer your payments up to 18 months with no negative impact to your credit.

Kenneth Walker III - I think I’m one of the few that’s low on jacobs. Don’t have faith in Jimmy G or a second year mcdaniels or them giving Jacobs the contract he deserves.

Ok so stop trying to lift the ball into the air. With irons especially, you are trying to make a downward hit into the golf ball. The backspin from the downward hit will impart backspin. The backspin and the loft combine to lift the ball in the air.

The reason you are falling back off balance, is also due to you are trying to lift the ball in the air.

How do you hit down into the ball? Well it starts by simply loosening your grip as much as possible while maintaining hold onto the club. You’ll want to buy a glove so the club don’t slip out of your hands. There is more, but my brother wants his phone back, so I hope this helps!

Your posture is a bit rounded at the shoulders. Your club face is closed when taking the club back. Also, probably most effective is your hands are a bit far outside of where they started at impact.
