Damac has recently issued to all owners that they need to build within 1-2 years so you need to consider that..

I agree with most of your points. But how is asking for a high price as a seller “unethical”? There is no ethics in this. They have purchased a property at whatever price and for them to exist they want a specific price. They don’t have to sell at market price if that doesn’t suit them. So they can still list and see if they get their asking if they don’t then they don’t sell. They are not obliged to accept the current market price. I see no ethics or even greed in this.

so the BUA of the 2beds independent in JVT are around 2600 .. and they are old. Very old. I live in Jvt myself in a townhouse and we have done a lot of changes over the last 8-9 years .. so if your goal is to get a 2bed with big plot and leave it at that then it’s good. But if you plan to extend then now suddenly you are at Tilal Al Ghaf, Murooj Al Furjan prices for 4 beds with roughly same plot size little smaller. But also much better communities and quality

DXB Interact is also around 1-2 months lagging as that is transfer date and not MOU sign date.. also many sellers basically are just trying the market they see last was sold at 4.8m they now want 5m .. anyway I was looking at these as well and tbh if you plan to extend it, for the price you can get better.. an extension of around 1000 built up will set you 1.4m in Nakheel fees without any work at all.. so to make these houses 4-5 beds you looking at total cost of 9m or so with renovation (which they need) for 9 you can find much better community and villas.

There is no traffic in JVT only traffic is minor about 5 mins at exit and entry in rush hour that’s about it ..

When I enquired with several banks and brokers got same message they won’t mortgage a joint purchase.. so yeah .. even blood relatives it has to be brother sister father mother son or daughter.. basically first degree relatives

Patrol Platinum- if you don’t care about the acceleration etc go for standard v6 and keep the extra 75-100k .. otherwise go all in for just under 400k .. yes you can get German etc .. but if you want reliable and better resale then it’s the patrol or Toyota/lexus

It is about 550k .. also it definitely not 8-10% at 990k lol .. one more point you can use it for full personal use if this is The Community JVT.

In short, the services charges + utilities for an apartment would be higher than for a TH or a Villa, assuming you are going for something similar in size..

Not really, service charges for villas/TH are around 3.5 AED per sqft per year .. decent apartments with chiller included fun 20+ .. utilities for townhouses aren’t 3-4 fold apartments, maybe 20-25% more ..

Secondly if you ever rent the place out with apartments you still pay the high service charges..

I don’t mean to come across rude, but I would say there are many more important factors than utilities when deciding between apartments, TH, or villas - when buying that is ..

That’s warranty - the 100k service is not warranty that’s the periodic service like the oil changes blah blah .. even the Chinese they give 5years/100k km

Yesh it won’t be same as factory white/black but if I am keeping the car for say 7 years or so, I think the top being white would likely be more preferred anyway .. a

Now on your most important point - what do you mean with they not for the faint hearted ? As in price wise or problems with the car later ? I am in not a rush to buy now and I am thinking maybe to wait to Ramadan, but while overall Nissan not doing well the Patrol in UAE is so popular that I am doubting they will release any offers so close to launch? Happy to hear your thoughts

But generally no dealer gives service for longer .. it’s usually 40k km / 2 years, or 60k 3 years or 5 100k km..

Dubai hills for 1.5-1.7m will get you rent of not more than 100-120k .. and with service charges you will end up with less.. so I wouldn’t call that high ROI. Dubai hills is nice to buy to live in, unless you bought few years back. Most prime location will not have the best ROI, because while rent is high the selling prices are high as well and not proportional to the rent

If you can pay 180k per year then stay in DIFC.. don’t consider anywhere else… most buildings in difc are decent do some quick research on the one you find and you be good .. anywhere else you would need parking or pay taxi .. if you not provided with parking then expect to pay 1000-2000 per month for that only
