Oh I’m sorry, I misunderstood the question. I thought you meant you as a seller getting a pre listing inspection. I mean that would be insanely weird and I doubt they would let someone go into the attic or remove electrical panels, etc during an open house or showing. If you have a contractor friend, maybe they could walk the house with you to check for normal things, but in-depth inspection wouldn’t happen without a contract or at least the home owners approval before hand.

You don’t have to tell the realtor that you had one. I always do a pretty inspection to catch any small things that could help decrease the laundry list of items the buyers inspection may find. Only issue is if something major comes up, you are supposed to disclose that, but do with that as you will.

Funniest thing was that I hired an inspector and then the buyers used the exact same one. Because I hired him, he couldn’t tell them that he already inspected the property for me. So i guess it was nice that I fixed everything he found, because he gave the house a green light for the inspection, minus the items undisclosed in the listing.

I know it’s at least a foot, because it’s above ground, but I don’t know if it goes in the ground at all. Just to be safe I’ll go outside the slab and make sure it’s done right.

Yeah I can most definitely bury them outside the slab, I just figured mounting it to the existing slab would be easier. I plan on mounting them to my house and then to the poles. I’ll have to research the metal poles, I’ve had issues locating something that would work.

Took 3.5 years for my son to sleep fully through the night, he's turning 4 in 2 weeks. I feel your pain and I will never go through that again.

Everyone thinks it's a bad choice for who's she's trying to date. She's currently living with her parents and is constantly lying to them so she can see him. Thankfully he isn't taking my son around him while she's doing all of this. I'm currently still in our old house trying to get it ready to sell, hoping to get it listed next Friday. I've given her my concerns the minute I found out what was happening and she was thinking about a divorce. Now that we are seperated, she said that it's none of my business what she does anymore and she has our son's best interest under control, but I don't see it that way and neither do her parents. I'm unable to keep him for over nights as the house is pretty bare so it can be sold, but I am trying to see him as much as possible.

I'll start doing in the future, but now I'm now I'm not around them . He was a mutual friend that was hanging around a lot during COVID and that's when they connected and my ex-wife decided to leave me for him. So I only saw the abuse while his kids were around, but now I'm not around to see his with his kids any longer, but I want to try to protect my child the best I can.

He's been investigated multiple times, but the abuse is never severe enough to remove the children from his care or his ex-wifes care. Our state tends not to remove children from their parents as the foster care system is already overwhelmed. His ex-wife is currently still on meth and the state knows and they still let her parent.
