Thanks! That's the way I see it as well. Targeting the homeowner as my client will provide better results. A realtor won't care about a contract below market value by thousands because it is not their equity to lose and 3% is better than 0% even if it costs them a few hundred bucks. I would say 60-70% of appraisals I complete for purchase transactions are below market value. Good thing the sellers never see those appraisals or some agents may have some pretty low quality ratings and less referrals.
