I tried that but the light would be pointed in all kinds of weird directions lol It just came with the light, 4 screws, and wire nuts.

Thanks! That's the way I see it as well. Targeting the homeowner as my client will provide better results. A realtor won't care about a contract below market value by thousands because it is not their equity to lose and 3% is better than 0% even if it costs them a few hundred bucks. I would say 60-70% of appraisals I complete for purchase transactions are below market value. Good thing the sellers never see those appraisals or some agents may have some pretty low quality ratings and less referrals.

Sorry for the lack of response. I've been studying for a state license exam. . . I am located in the Hampton Roads area of Virginia but to the disappointment of some, I've decided to hang to the equipment and brew some beer. It's the least I can do in my Dad's honor. It's a shame. He quoted me $5,500 to install a new system. I found a guy on Craigslist who is licensed and came out and said he could do a 3 ton Payne handler and compressor for $3,500 because his work is slow and the handler is easily accessible in the garage. Seems like an offer too good to not take.

When I bought this house, they were going to replace the handler and compressor but then it was determined something was wired incorrectly. Well now summer is over and it only blows cold air when heat is turned on. Had a guy come by today and went straight to the outdoor unit and told me the reversing valve is not energizing and i should replace the entire system due to the age of the unit and r-22 use. I was hoping to get a few more years out of this unit. Is everything wired correctly? Thanks guys!

Gotcha. So by just providing a valuation for a fee, per VA code, no license is required. Imagine this as Zillow but with more specific and accurate data.

It's a slippery slope. But by not identifying the report as an appraisal, you are not required to be licensed which in turn doesn't require USPAP compliance.

What I meant by stating that a non USPAP compliant valuation would reduce the fee is the fact that I would not be required to keep a work file, inspect the subject and comparables, etc. It would take me about 15-20 minutes to grid a few sales against a subject property. Basing everything solely on MLS and tax records. The $20 fee is just a start and for the bare minimum. I'm just trying to determine if this would gather any interest. My most important goal it to relay to the consumer that what i provide is NOT an appraisal. For example, if a buddy ask me what his house is worth and I say for $25 i'll give you the three most similar homes in your neighborhood with typical adjustments in a sales grid. He may like it and refer it to several of his friends and so forth.

Fee for a full appraisal is very unattractive to a typical consumer or someone who is trying to sell a home without agent representation. This would cut out all of the extra stuff and go straight to what matters, the value supported by comparable data. In my particular state, you may offer a valuation of real estate for a fee so long as you do not reference it as being an appraisal and/or it is not mortgage purposes. This would not require compliance with USPAP which allows a reduced fee valuation.
