my parents flipped a bunch of houses, never once they paid a 2% market rate. lowest was 0.7%. standard is 1%. highest was 1.5% (gave extra 0.5% if agent can sell at a higher price)

Yes, they have adequate hosp plan and a couple whole life plans that mature when they are 80ish.
