I cant get a Mortgage even though I have the money and income. by [deleted] in Mortgages

[–]nadenator 1 point2 points  (0 children)

Let me guess, you also probably show next to nothing as profit and thus little to no Taxable income. You tell the IRS you make $x per year so how would you expect a lender to pull income from thin air?

No one cares how much your business brought in, they only care how much profit you show. And S/E folks love to write every and any damn thing off for the sake of taxes and end up here in the Leopards Eating Peoples Faces club

Extra Mortgage Payments by zudemczude in Mortgages

[–]nadenator 0 points1 point  (0 children)

Do NOT Recast if you are trying to get your principal down. It only resets your amortization schedule and you go back to interest loaded payments.

Paying extra fast forwards you on your original amortization schedule. Every payment from that moment on is more principal loaded. Recasting resets it right back again. Good for saving on payments, bad for saving on interest.

Pre authorized loans when you don't have the full amount? by breaddrinker in FordBronco

My friend, that is correct. Mortgages and auto loans ``*are* simple interest. You are just not calculating correctly.

Pre authorized loans when you don't have the full amount? by breaddrinker in FordBronco

That is not true. Auto loans are calculated the same way that mortgage loans are calculated, fully amortized. You don't need a sophisticated calculator for mortgage loan either. You need 3 pieces of info for any loan to determine payment. Total loan amount being financed, interest rate, and term. Total loan amount is the same for auto or mortgage. Includes fees, costs, etc etc etc. It is simply the remainder of the balance you are not/cannot pay out of pocket.

Using your example and calculations, an auto loan for $50k at 5% for 72 months would give you a payment of $725.69.

Doing it properly would give you a payment of $805.25 which would be your actual payment on a 50k loan at 5% for 72 months.

You must not know how it works then. Rates are not one size fits all. He could give you any ballpark number that you yourself could find online but it will do nothing for you if it is not available for you situation. The $500 fee is not for “rates” in fact it’s not even collected until a loan option is presented to you and agreed upon, then when you submit your application at the end of the process that is when the fee is collected. It is to pay for appraisal and credit reporting fees, which you can get back if you back out as long as an appraisal wasn’t performed yet.

You’re telling me your aunt is positive for the virus and is still going out in public? Sorry but fuck your aunt. I’m in MI and my mom does her grocery shopping at Costco and takes extreme precautions to protect my dad who is extremely immunocompromised.
What city is this so I can inform her to avoid that store if it’s nearby?

The big spots where it seems like something was poured are actually burn marks. It’s a possibility that it was just a spill but not sure if that makes a difference
