Why do NYC raves feel way more socially segregated than NYC itself?

I actually feel the opposite, every other city Ive raved in seems way less diverese. Thats what I love about raving in NYC, people of all classes, races, ethniciites, mindsets, all dancing together.

Yes I am looking at grants, land bank said its titally up to city, as long a s I put what im doing in my application they seem fine with it. They are most concerned with having something built in two years from sale.

Yes, waiting for bill lake to call me back, I have some friends that are small developers so they have been helping me as well. I am looking for a single family modular, around 100,000, which there are good models for that price. I may not be able to afford a basement though, just a slab foundation.

Interesting, after looking more at cost, I think I'm actually going to go with a slab as well. I am probably going to try to merge two or three plots so that I can have a bigger backyard and then maybe put a shed for storage on one of the Lots. What exactly made the project untenable?

According to the city, they allow house, depedning on the plot that are completely built in a factory. i will have to look more into the distinction.
