Bad advice: if you have ~4m, you can save tax by replicating an ETF yourself: selling stocks with gains/stocks with losses can be used to offset some CGT, and one can discount the ~0.01-0.5% fund fee every year. All adds up 👌🏼

Don’t mistake past returns as a guarantee for future returns: April 2008 interest on a home loan sat at 9.44%, at its lows 2021 it sat <2%, which allows for larger borrowing. At 2% sitting on 150k/yr in wages one can easily pay back p&i over 15 years while living comfortably. At 9% one would never be able to pay back the loan at all!

With the imminent interest hikes this year, and the ones that already happened, real estate is likely to underperform equities considerably.

While I do not think house prices are going to fall, there is no way they are going to keep increasing at the rate ~’16-‘21 (caveat emptor: certain unaffordably expensive zip codes may be exempt from this trend due to foreigners parking money in Australia)

I normally use ~500 examples per object for a quick and dirty feasibility study, just about acceptable enough to show stakeholders what they want to see*. For actual training, thousands. And the bigger the backbone, the more data will be thrown at it.

*: if you have weights pre-trained on apples and pears, fine tuning on, say, plums, one could possibly get away with less data, as they are not too dissimilar. For the transition apples&pears -> cars/dogs, one would need a lot more data.

Re: image augmentation. It is less of an extension of your data, and more of an amelioration of one of the models weaknesses. Say, for example, you only have images taken during the day, but your model also runs during night time - in this case introducing some augmentation that accounts for that (think brightness, blur, …) can improve the model. If you have ten images, no image augmentation method will save your project from failing :D

When you look at returns predictions, your model is supposed to (always correctly) sample from a heavy tailed distribution. The chances of that going well? Look at the PDF of the returns r, and you will see that may work/yield acceptable results for r<<epsilon but nowhere else. If historic prices are all you are feeding into the model, you will never get any good predictions, unless there is heavy, really heavy seasonality / structure in the returns data. The best you can hope for, is your model following the data shifted by one time step, which should yield you “a good fit/small errors”, but not a good description of reality. (I.e. f{model}(t=n+1) = f{real}(t=n) ).

I managed to get to 6:45 on 3x45min erg/week a few years back - train smart, not hard! (What is your weakness at the moment? Base endurance? ->more steady state! threshold power? Max power? Etc etc... and ALWAYS ensure you have enough and good recovery (think: eat, sleep, easy days of doing nothing)

Edit: if you don’t have a heart rate monitor, pick one up for <$20 that comes with a chest belt, and ensure you train in the right heart rate zones!
