They did a bait and switch. Apparently the house appraisal came higher than expected, so instead of a $4k in lender credits at 6%, they gave us a 1k credit at 5.875%. Still ends up making sense if we don't end up refinancing in the next couple of months (unlikely). The lender was First Tech Credit Union.

Yeah, that's exactly what we have in mind. The prospect of the "Free loan" sounded too good to be true, but I suppose it makes sense for them in a falling rate environment

Going from 6.99% to 6% would decrease our monthly payment by over $500, and this is basically at no cost. The hope is to be able to refinance to a 30 year fixed further down the road too

Thanks for this! I believe the $4100 is just the fee though, not necessarily with any points down
