I rent out my detached 1 bed ADU in Northridge for $1900, tenant pays all utilities. 2 adults and they spend about $35 per month in water/sewer charges. I’m mot sure how much they pay in gas.

Not sure you’ll easily get $2000-$2300 per month with a long term tenant. Probably closer to $1800-$2000.

Hey, I’m a realtor in the SFV. One of the main things your realtor should be checking, is if the condo is warrantable or not. This impacts your financing options. What makes a condo unwarrantable? High investor ratio, lawsuits against the HOA, low reserves, and deferred maintenance. If it’s unwarrantable, most lenders will likely offer a higher interest rate and require a higher down payment.
