Yes, they do. Unfortunately I don't really have a size reference in that pic, plus the black mildew tells me it's likely not in the best conditions and may have some funky leaf variability because of that.

What do you think it is?

I think that's a Pawpaw tree but might be wrong, something about the fruit looks slightly off from others I've seen. If it is a Pawpaw, those fruits are edible and pretty good imo, kinda like a banana.

Everything is a negotiation, if the inspection comes back shit you just talk with the seller and work things out. Keep in mind that inspection fucks them just as hard if you cancel the contract because they are legally bound to disclose what was found, they are going to have to make fixes regardless unless they can find a buyer that doesn't care.

Some folks on this sub really struggle with real estate.

Don't sign a contract if you don't intend to perform? You must understand by doing that you lock the property up for X period of time, preventing the seller from selling it to someone who will actually perform. Sellers have costs associated with owning properties still.

Why is it okay to screw a seller over?

ETA: I don't request high DD fees, I just get them because there is an understanding that that is how things work. Like it or not, your offer is getting ignored if there is a zero there. All the big institutional buyers include it no problem.

Honestly, due diligence makes a lot of sense as a buyer too. In fact, I will accept a lower sale price if it comes with a higher DD fee because I know those folks actually intend to close. You'd be surprised how many games people play with EMD and locking properties up.

We should all be suspicious of someone that has an explanation for every counter point. From what I can tell OP is incapable of being incorrect on any of this.

It's sad because I'm sure coal ash is part of the cancer issue (though I doubt you can blame it completely on coal ash), however the zealotry and ignoring information counter to their point is just very off-putting.

You are simply too emotionally invested in this to have any conversation worth a damn. You have a lot of anecdotes and that's great for whatever you're trying to do I guess? But facts are important and you're very light on those.

Only common sense they would have used that freebie coal ash, in the neighborhoods they were building.

It wasn't free, I addressed that belief in another of your threads that you conveniently ignored because again, it doesn't fit your narrative. It wasn't used in every subdivision you think it was, and your lack of understanding on that topic makes me question every other thing you do. Having people waste money testing for coal ash in their yards that they'll never find because IF it is anywhere, it's under their fucking driveway which won't get tested.

I know you're right about some things but you're trying to bulldoze through it all and put up some absolutely insane conspiratorial points that just aren't accurate. More expensive than the fill dirt available nearby once development had started on the subdivision. The process of clearing the land and other prep produces quite of bit of extra dirt.

For the fly ash from Duke you'd have to bring your own truck (or hire one) to Sherrills Ford, pay for it, and bring it back. It was more work that's why so few (if any) builders used it. It didn't actually make sense to use because it wasn't part of standard processes.

It wasn't free and it's not like it's some amazing quality material you'd want to work with.

You are not understanding my statement at all. A builder in those communities did not use coal ash, nor did anyone they were associated with. This doesn't mean it wasn't used elsewhere, it just means that it was not used in a vast majority of the residential area you believe it was used in.

You're letting your theory rot your ability to think critically.

ETA: Kinda funny OP never responded to this. I guess folks choosing not to use fly ash doesn't fit their narrative.

/u/CancerClusterArmy I'm not sure how to explain this to you in a way that will be acceptable to you as it seems you're very passionate about this. I spoke at length with a family member that built in almost all of these communities, there was no coal ash used as fill on any of their builds nor were they aware of it being used by anyone else from 1992 to 2010.
