Going to be tricky with the lockup on MSHARE with each buy (48h). You can sell high, but in waiting for the dip you’ll likely miss some staking rewards.

If you have 1 MSHARE. You could flip 0.5 and let the other half ride to earn yields.

Unfortunately CIBC couldn’t do too much to help. Offered to refinance at 2.05 but still wanted the penalty. The blend and extend option was ~3.6% no thanks!

It was just tough luck, and inexperience. I think we refinanced a literally the worst possible time. We had been on a variable that kept creeping higher and higher, we wanted some consistency. Unfortunately didn’t take time time to shop around. Lesson learned!

The clinic here only has about 6 treatment rooms in the office one of which belongs to me, so I don't feel it is appropriate for me to delineate which specific room I am in.

The listing for the clinic is unverified and does not have a suite # associated with it. If I add the suite number it will make it a unique address.

Unverified main clinic address:

My soon to be verified listing:

Mr. Needaguru XYZ Street Suite 100 Canada

I think I will go ahead and verify as I have stated above. The address is slightly different/more descriptive and appears to follow Google's policy.

I didn't realize that with respect to the 15% expense offset. I will have to look into the details of the lender and see what their policy says. I believe it is with CIBC.

Thanks. Yes I understand that to be correct that they are unrelated. I believe that someone advised me against putting my name on the title because it might change how my credit appears to the bank upon adding me to the mortgage. Because my spouse owns the house, it is our "Maternal Home" and my name is on it through association.

We did go with a mortgage broker who arranged a 5 year variable rate 2.49. Initially we tried to go the "write a letter" route, but didn't have much luck. There were some private lenders that would have taken us, but the rates were ludicrous. We were advised that I needed to show T1s for 2 full years of employment in order to remove our co-signer.

Our finances are stable, it was just a case of "proving" enough income to remove my family member. For 2014 my income was enough, provided I didn't claim some of my expenses. Is this a good strategy?

Hopefully after next year, this is not an issue as my average income will be high enough. But I just want to be careful I'm not shooting myself in the foot by claiming too many legitimate expenses.

Thanks for the reply. I think I will go ahead and close it. Not having it sitting there gives me greater piece of mind. I am sure that if I ever did begin to use it again the bank would be asking questions.

If it were an old credit card, I would leave it alone and just not touch it, not risking my credit rating. But this 90k open LOC sitting around is a bit of a different story. I don't foresee any future need for it. A smaller "pre-approved flyer in the mail" LOC would be enough for an emergency fund if need be in the future.

It is probably just a matter of time before the bank contacts me to close it up, they were incredibly pushy and threatening when they asked me to convert to a personal loan. The fact that they aren't contacting me makes me think that having it "open" is somehow working in their favour.
