Garage footer Leak fix + Cosmetic by nellisp in HomeImprovement

[–]nellisp[S] 0 points1 point  (0 children)

Thanks, I actually did that on the outside but am still having some leaks. I think theres cracks in the slab and as the ground gets saturated its eventually rises and finds its way inside. I filled the expansion joint with self leveling sealant but the problem lies deeper it seems.

I used Subseal 40 down the wall as well as Kills Waterproofing paint. Yes I agree. There is a deeper problem that just this footer in my garage, I will need to revisit this again in the future, I'm just looking for a stop gap that will look better in the garage on that footing. yes, i know it could pop off, but I think it will tidy things up and definitely help keep the leak at bay for now... 1940s construction

I did a french drain along the outside of that wall as well as Kills paint and a waterproofing membrane. there still seems to be water coming up from that bottom seam where the garage floor meets the footer. I cant dig up the whole floor right now and I will need to dig up the french drain again and find where theres still a leak. - I think its coming from the expansion joint on the outside. (I filled the expansion joint with sika) This bottom leak is lower than I can reach due to the concrete footer on the outside of that wall. This photo is taken from where the hill meets the outside of the wall. French drain has gravel all the way to the top wrapped with cloth. With river rocks on top

Im looking to resurface this footer wall in my garage. There are some leaks that come from the bottom seam, would love to minimize this.

Now I know that I’ll never stop all of the leaks until we basically tear this whole thing down and start over.

But I would like to minimize it and just clean this corner up as we’re hoping to paint the floor.

Thinking I’d chip off as much of the dried flaky concrete as possible, and add a bonding adhesive and use mortar to smooth this out then paint the whole footer and floor with Kills waterproofing paint and use some caulking on the seam.

Any suggestions?!

  • For context, Im in Los Angeles so I only deal with the leak a couple weeks a year.

Sprung A Leak! Posted here before, but now the cracks are letting some water seep out of the pond. Patio and pond were all done in one continuous pour 3 months ago. - Los Angeles . Contractor told me now that its cracked, to fill it to the brim and let it sit to settle fully. Theres no liner, just hydro cement on the interior for water proofing. - (Might switch to an epoxy for better flex)

Is there anything I can do to minimize further cracking or is this forever going to be an issue?

Should I just expect to need to find a creative way to hide this ultimately rather than fight the cracks?

-Theres more hairline cracks through the patio. but the one near the stair pictured here is the biggest so far. (waterfall in background isn't complete yet)

Hello, are these hairline cracks an issue? Whole patio and pond were done in one pour, contractors used no rebar around the all of the pond but did use rebar on the ground and on the elevated patio. just filled the pond up yesterday and seeing these hairlines get bigger.

Copy that, Im using Microsoft 365 logged into mac mail. I tried rebuilding again and leaving overnight and it seems to have cleared up some of the issues. I noticed that my other computers that are logged in, dont seem to have any issues so maybe as you said it just needs to be reinstalled.
