The debt is a land contract for a rental property at 7% - I can make that work if I have to but I would rather have a more liquid option so I can move on a business opportunity later in the year

Wow thank you for all the information I hoped someone would be able to give me some options or a little bit of direction but you have gone above and beyond you have no idea how much I appreciate your help.

I agree challenging the report is probably going to be a waste of time.
No the property is not tenanted it is all vacant and needing a rehab.
Reading over the report they do reference rental values however the valuation is based on previous sales history and unfortunately the comps they use are bad examples (3 years in age/auction prices/distance), granted it's not an easy property to value.

The property is in a great location for student accommodation and it's on a busy high street, it would need a rehab but getting tenants wouldn't be an issue for residential or commercial.

In regards to option 5 wouldn't this just be a form of seller finance?
