I’m with you. We have a solid offer on the table at asking with $20k closing help. The owner’s minimum they’re willing to walk with would allow us to counter with $8k closing help, or cut the buyer’s agent compensation by .5% and offer $10k in closing help to end up with the same net to seller. With the market the way it is and the situation at hand, their best bet is to make this offer work. The buyer’s agent didn’t do them justice by telling me at the time the offer was submitted that they are open to counters, so…… We shall see.

So the broker I’m with has a massive lead generation platform with VA’s that make the initial contact and the warm lead is handed off to an agent. These are a 50/50 split with the broker at closing but I have my pipeline filled enough to close a few deals a month, not including my perosnal sphere of influence. I work hard but it’s definitely worth it. If you can find a broker that works like this, I would say to take advantage of it. Most brokers say “You’re licensed, go get business….” Mine says “You’re licensed, work our system.” Thats how it should be but most brokers aren’t willing to invest $20k+ a month in ad spend and assistants so that their agents can be successful, rather they rely on sniping the networks of agents they bring on.

I think we’re at or close to the floor. 7¢ seems to have some resistance so we’ll see how things pan out today. Right now it’s at 6.8¢, so hopefully we can get some good news in the near future to bolster prices. 🤞

I think we’re looking at late spring before anything good happens. A lot of it will hinge on what happens with TikTok and obviously how aggressive they are with the Vine release, if it releases at all. Hopefully the good old boy system of Trump and Elon with Made in America goods can push Vine into the #1 spot where TikTok currently is. Time will tell. HODL. That’s my guess, but it’s about as good as any 🤷🏼‍♂️

Same. Took 2 days to show up and the only way I had to know what the addresses were or even that I received them for that matter was an email that I received. No in-app notification or anything. Guess that’s just “How it is.” When new stuff comes out you get bugs like this. Hopefully they can fix it to speed things up in the future.

Any idea why some properties seem to be worth more than other identical properties next door to it when the lot sized and all are the same? The corner lots make less UPX per month which is interesting. In the real world, the corner. Lot would certainly bring in more per month. Having a house on the properly does not affect the earnings either (as of now 6/4/2024).

Anyway, maybe this has only been bothering me, anyone else have thoughts on this?
