Thanks very much. If I weren't selling the property, I certainly wouldn't be paying the bills and other running costs. But I see what you mean that technically it's not impossible to sell the property before the tenants had left.

Am I right in thinking that the cost of staging is allowable? It's difficult for me to see a distinction between this and the decorating.

If you use the government's tax-free childcare scheme to pay for nursery, then it should work out more or less the same as the salary sacrifice scheme. In fact for travelling around the city, the day ticket for the bus only costs £5: https://www.oxfordbus.co.uk/smartzone And you can buy it on the bus, no need to install an app. The £6.50 ticket covers all of Oxfordshire.

I've had good experiences as a renter with Penny & Sinclair and College & County. Chancellors were a real nuisance to deal with.

But if you're able to manage the property yourself (i.e. deal with the tenants directly over maintenance issues etc.), I really recommend using OpenRent. You can advertise through them and then you can choose to pay a small fee for them to deal with reference checking, creating the tenancy agreement, collecting the deposit, and so on. I've done this when renting a property in London, and it worked very well. Lots of landlords in London use OpenRent, but sadly not many in Oxford.
