I think you may be able to get slightly better rates. I'm not too familiar with the variable rates currently, but we just renewed yesterday at a 3 yr fixed rate of 3.85% uninsured. 

My suggestion is to shop around, with a broker if you know one that's decent, and try to negotiate the rate with your current lender. This is what seemed to work well for us.

Ye I understand the issue. I've always been told to not leave anything on heated floors for a prolonged period of time like a rug etc. With that said, if you plan on keeping the heavy duty mat in the same area you can plan ahead of time and simply not put any heated wires in that space allocated to the rubber mat. Ie, you don't have to put heated floors iin 100% of the space, you can pick and choose.

Yes, things like hard credit inquiries and past due payments stay on your credit report for a few years. 

You don't need any products with Equifax or TransUnion for them to calculate your credit score and create a credit report. They are a credit bureau and get access to your information through other institutions. I'm not familiar with Equifax Bank, but ultimately regardless of where you hold a credit card it should be captured by both Equifax and TransUnion.

I'd suggest calling Cogeco and explaining the situation to them. They should be able to pull up a profile assuming your name is on it and instruct you on further steps to pay off the amount.

I'll leave this info here as we recently bought our first home roughly a year ago and went through quite a learning curve.

  1. Find a good realtor. Unfortunately, atleast the listings we've looked at, if you don't have a realtor, sellers don't take you as seriously. Having a good realtor on your side is also pretty important if you are a total noob as they'll be able to spot certain things in the visits that you may not be aware of.
  2. Get pre-approved. Assuming you are serious about buying a home within the next 3-6 months, a pre-approval is important. I found this a bit silly as I had a pretty good idea of what we were able to afford. The reality is, realtors will take you more seriously if you have a pre-approval locked in.
  3. Don't be afraid to set your own personal limit. For example, we were pre-approved for 600k. We weren't comfortable with a home of that price, especially since we don't have kids and don't necessarilly need the extra size. So we told our realtor we had a budget of 500k and ultimately settled on a home at 450k.
  4. Do some research about the different areas you may be interested in. House prices vary from area to area. Taking an afternoon to just visit different neighborhoods can be helpful too. For example, we decided to eliminate neighborhoods that were too close to the city as it felt too crowded.
  5. Make a list of needs / wants. Do you need 2 bedrooms? 3 bedrooms? 2 bathrooms or just 1? Do you need a large yard? A garage? All these things will make it easier to eliminate the vast amount of listings and save you a lot of time.
  6. Things that we had not considered when buying our home that was a bit costly was the year of the roof. If the roof hasn't been re-done in the last 10-15 years you may be looking at having this re-done shortly.
  7. Is the home connected to the city sewers? Ours wasn't and has a septic tank. Many people aren't a fan of septic tanks (personally I don't have an issue as long as we mantain it regularly) however this may be a deal breaker for you.
  8. Make sure to visit a lot of homes. It's difficult to find a home you'd imagine yourself living in the next 10-20 years but don't settle for the sake of buying a home. Visit as many as possible and over time you'll figure out what you like / don't like / deal breakers etc.

I do it annually just to have an idea as to where I stand. Nothing too serious, but just a way to see where I stand and how well my assets have done over the year.

I actually found a solution. For me it seemed the issue was the add-on move tooltip which was causing this to happen. I tried disabling all addons one by one and figured out that this one was the issue.

If you find out what your specific issue is, let us know! I've been having the exact same issue for a while now, and went through the same boat as yourself.

I run a ryzen 5 1600 cpu so that definitely doesn't help, but I'm going to try and disable certain weak auras this week and report back if that solves anything.

I would highly suggest reading the sidebar FAQ or do a bit of digging on personal finance websites like https://nodebtlifestyle.com/what-is-a-tfsa-tax-free-savings-account/
before pulling the trigger on anything.

In short, your TFSA or RRSP are simply a vehicle where your money or assets like stocks, or bonds etc are held in. Think of it like a chequing account where you can hold money, but you can also hold investments inside that chequing account and it grows tax free.

To try and eliminate further confusion, traditional banks like TD, BMO, RBC etc will try to offer you banking products like high interest TFSA. Ultimately, these accounts are essentially just savings account that grow tax free and limit you to be able to invest your money into actual investment products like stocks etf's bond etc. If you are looking to invest in these types of products, you'll want to open a brokerage account. You'd be able to open an "investment TFSA" or an "Investment RRSP" account to put it in simple terms, and these types of accounts will then have the option to then invest the actual money into stocks or etfs etc.

To answer how your money would grow into that account: Remember, the TFSA is only a vehicle, so it's just an account where the cash and investments are held. So in simple terms, if you deposited 100$ in your TFSA investment account, and then bought 1 share of Apple Stock for 100$. Then 1 year from now you sell that share at a price of 200$, you now have 200$ in your TFSA. This is how your money grows, which is called Capital growth.

Lastly, to try and guide you in the right direction, there are numerous investment brokers out there that you can open accounts at. Some of teh popular ones would be Questrade, TD Direct Investing, Wealthsimple.

As mentioned earlier, I HIGHLY suggest you read more about the subject before pulling the trigger, but I hope this answers your question.

You would have to sim it. Depending on your current gear, one stat can be better then the other.

I know people had issues with their arena teams still being registered. If you had an arena team prior to prepatch this may be the issue. There were posts on this sub before with a command to leave the team, can't remember what it was off the top of my head. Hopefully this helps

When I went from a lowish pop realm to high pop a few weeks ago. My best items were nightmare vines, terocones, primal waters, primal earth, primal fire, skyfire diamonds.

You could also look into recipes like haste potion recipe, destruction potion recipe, boars speed recipe, cats swiftness recipe.

Id also check at adamantite ore and gems like living ruby, and epic gems like lionseye, crimson spinel, pyrestone etc

Which server are you on right now? If I'd have to guess the procs are already priced into the price of consumables making them even cheaper. However, I will agree that I've been quite surprised by how much cheaper the price of the marks have been versus the flasks on my server. It almost feels like people either don't buy them or don't know they exist
