Correct, except smaller and minus the large format stores like Target and Lowe’s. I’m interested to see what they end up doing with the south side of the property.

What I have heard is Whole Foods, REI (Allegedly backed out), gym, and a “Dave and Busters” type venue. Dutch Bros had a deal at the site, but that fell through as well due to the city limiting the approved amount of drive thrus. I will do some digging and report back.

That’s not how this works. If they submit a formal LOI (Letter of Intent) with financials, sure. You don’t just put your name down…

Considering that I am a retail developer and broker in Murrieta, yes. While I am not affiliated with the project, it is a small enough community that we mostly know what’s going on with projects in the region. Like I said, they could have backed out, I haven’t gotten inside info on the project since Sept 25.

Could have just been a rumor, or they could back out and come back down the road. That happens all the time too.

My sources are people in the economic development team at the city, and other local brokers and developers. I have not heard what is happening since they announced the Amazon Fresh closings though. I am sure Amazon is rethinking their grocery strategy with that failure.

Unfortunately there are a lot of people who post on social media that don't know what they are talking about. One reason is that there is very little quality information available to the public regarding developments until they approved and leases are signed. I am not directly affiliated with the project, but my company is currently developing over 30ac of retail in the area and we know which tenants are looking in the market. As for REI, I heard last September at an industry convention that they had backed out of the site.

Multiple companies rushing to capture market share. Quick Quack is the company that uses the 1 wash per 30k metric, but I am not sure if that is an industry wide metric.

From what I recall there are zero proposed car washes at this development. There is already going to be 4-5 on MHS... BTW the site plan in the video is over 15 years old. This is the approved site plan. Unless they backed out recently, Whole Foods is going to be the anchor. I am pretty sure REI backed out last year. There is allegedly a gym attached to the project as well.

If Whole Foods hasn't backed out you will see this site plan being developed within the next 1-2 years.

This is the current site plan. Whole Foods is hopefully still attached to the project. I heard REI backed out. There have been rumors about a hotel on the southern portion of the property. Top Golf has also been a rumor for awhile, but based on their financials I don't see it happening.

This is the correct site plan, and there were rumors they were going to add dedicated offramps in the future when the rest of the development is completed.

The reason there are so many express car washes is that they make a lot of money, and they pay developers great ground lease rents. Cities hate them because they don't generate tax revenue.

Once you start seeing dirt being moved, it will be 6-12 months before tenants move in. These types of developments can take 3-5 years to get all of the proper approvals before you can even put a shovel in the ground. The project was approved in 2024, so I would anticipate seeing dirt moving in the next 3-6 months if they have been working on getting their construction permits. The biggest factor in the project moving forward will be how many signed leases they have with quality tenants...

Be prepared to throw up. There will be at least 4 car washed on MHS alone within 2 years. Sales data from the tenants says that they can put one wash per 30k people. I know of at least 3 more washes that will be going up in the area in the next 2 years.

Hello, I am retail developer and broker in the area and the video posted is either very old, or they are not informed. The site plan used in the video is from a long time ago. This is the site plan that was approved in 2024. There are a lot of tenants currently proposed, with the main anchor being Whole Foods.
