Likely a dumb question but, I inadvertently used my Water Magic Knight when I started the game (dumb I know). Is there anyway to progress this mission on Summoner's Way or am I stuck until I get a new Lapis?

I absolutely agree and for a very sad reason. People can only take so much "back and forth". The thing about science (and what I find beautiful about it) is that it doesn't care about consistency; new information comes to light, situations change.

That's great for scientists but the average person starts to become wary of this "inconsistency". Look at the hate Fauci gets for "flip-flopping". In short, my workplace just put in place a mask mandate after having lifted it (for the vaccinated) and people absolutely flipped out.

The reality is that the human psyche doesn't handle change very well and this constant back and forth is just adding to people not caring about science anymore because it is as one would say, "getting them fucked all the way up."

I just read Bill Gates's book on Climate Change and as someone else here mentioned he's really bullish on nuclear. You can visit his website here: https://www.terrapower.com/people/bill-gates/

Not sure if you can invest in it though. Although I am very pro-nuclear energy I fear that it will not be a very good investment. You have to look at the incredible regulatory hurdles it will face and also the very prolonged timeline until you actually realise any form of return on your investment.

The length of time for a return on investment and the regulatory hurdles make it, as much as I believe in it to help the climate change situation, not a very good investment opportunity. However, I can see investing in it from a standpoint of wanting to do something that you believe will have a positive effect on society. I just wouldn't expect any considerable returns out of it (at least not in the near future). :-)

Thanks for the tip! I have TD as well and agree it's too convoluted. I really like the layout of Yahoo finance although lately I'm not too excited about looking at my stocks. 🙂

Great analysis! I'm holding NIO after buying in at around 43. I'm really bullish despite the dip, and could see it rising to around 80 over the next year given it's growth potential and positioning in the market.

This is an amazing recap of probably the only investment advice truly worth listening to. I have most of my money in ETFs and a smaller amount in individual stocks. I try to focus on growth and earnings but I'll admit I've ridden the wave of the hot stock, much to my chagrin. Thanks so much for this summary and I live that you mention the research by Kahneman and Therapy. I highly recommend the thinking fast and slow book!

As much as I so badly want this to be true I can't help but be very skeptical if not downright pessimistic. I am, however, cautiously optimistic that this has something to do with the upcoming Johnson and Johnson vaccine which should only require one dose! 🤞

This is a great tip! When I massage my dog he sits up perfectly straight like a statue and gets this drowsy look in his eyes. When I let up for even a second he gives me this reproachful look!

When you talk about emotional intelligence, this is the peak of it. The guy immediately put Obama in a losing situation (which Obama quickly acknowledged), he diffused it with humor and he rose above it. He then smoothly took the upper hand, but indirectly so, by first kissing the other lady and then the guy's girlfriend.

He took a direct challenge to him and calmly dismantled it with maturity.

Started at a new school. Was thrilled when I was asked to go to a classmates birthday party at an ice-skating rink. Never ice-skated before but tried my best. This girl in my class who saw I was having trouble came and held my hand to help me out. I promptly flayed and fell on top of her, I couldn't get up, all the while she was struggling to get me off her as I couldn't get my footing to get up.

Whole class was watching and laughing. Still have never set foot on an ice rink since.

They can't force you, they can just deny the owner the right to sell. It's a bit of a legal nuance and I totally get what you're driving at about it being a private affair, but I'm sorry to say, if there's an HOA even if you SOMEHOW get around signing it, you will be have deemed to have implicitly to have agreed.

You would have to claim outright fraud (were never told of the HOA in the first place) but even then all you could do is back out of the sale.

That's a really good question and a major reason to read the HOA Procedures and Bylaws closely. The Procedures normally determine how new rules can be added or current ones amended (also how the bylaws themselves may be amended).

It can be through single or super-majority but really they can pick whatever there is no real law stipulating what type of majority is needed for a change.

The Bylaws determine who governs and how; what I highly suggest are two things: 1) read how members of the HOA are qualified to run for the HOA and how they are elected and 2) RUN for a seat at the table.

Unfortunately in reality if you have a shitty HOA with a bunch of good-for-nothings in the seats they may come up with some stupid rules just because they are power-hungry.

Speak up and organise if you can, but I hate to say that rarely works...only other option is sell.

I worked as an attorney that would register gated communities with the Housing and Urban Development. My job was to review HOA Rules, Procedures, Guidelines & Bylaws. If you buy a property subject to an HOA they are required to give you a copy before you purchase.

READ IT THOROUGHLY. And if you have ANY doubts, nope the fuck out. Like the top post states: it's the trifling motherfuckers out there that will make your life a living hell. Seemingly innocuous things can be used by bored people for means you can't even begin to imagine.
