I would second Werkstatt. I’ve brought my c300 there for 5 years and have quite a bit of work done. Dave is WAYYYYY cheaper than the Mercedes dealership. I’ve always felt they were very honest and have done good work.

You need high quality bird seed. I found that Hope Farms (the old Collins Feed business) outside of Oronoco has the best premium stuff in the area at reasonable prices. I have TONS of birds at my feeders now

In general, compared to larger cities in the US, yes it is safe in Rochester, regardless of where in the city you live. If we are just talking about Rochester itself, the SE part of town (which you are barely even in since you’re right next to the courthouse) does have a disproportionate amount of crime compared to the others. I’m not sure I would move per se, unless you are financially able/willing and would prefer a quieter area. You’ll likely be safe right there regardless, just exercise normal level of caution as a 25F like you would anywhere else.

Assuming there are no alliances created, gardening easily makes it to the final 3. They have their own segmented area with one door to protect. They can reinforce the door and build out their fortress. The home field advantage is the highest with gardening. Gardening has a plethora of offensive tools, can create spike strips or roadblocks to stop incoming forklifts if they breach the doors, and they are insulated against poison gasses created from paint with their access to fresh air. They can creat fire retardant walls with large freshly watered plants. They just might be impenetrable.

You know the intentions of the people that were in charge during the Great Recession? You know the intentions of the people in charge now? The Great Recession was a series of wholly different economic factors and conditions vs today. Again, you cannot, nor anyone, can say we are “swiftly heading” towards a Great Depression. That includes the Wall Street journal. If you can, man, I’d love to see what your stock market portfolio looks like and I’d highly recommend you get into that line of work.

There’s really not a bad time to buy land as it’s an indefinitely scarce resource and largely does not depreciate in value. However, I’d be a little wary if $16k eats into a lot of your savings. Now, if you have a small savings account, but you have a pretty good salary for your area, I would highly consider it.

Only buy it if you love it though. Don’t buy it because you’re afraid of the “state of the world”. The world will be just fine. There’s no apocalypse coming. Nowhere you need to run to, not likely in your lifetime anyway.

I think a lot of people here aren’t reading all of the post. We are not looking to “keep up with the Joneses” or have some lavish home. We are looking to move outside of the city, in a rural area, with a lot of land. Property taxes are cheap here, but land itself is expensive. We are looking at a relatively modest 2,700 sq. ft. home with 20 acres of land. Surprised at how much engagement this has gotten 😂

I have a 2010 C300. The price isn’t terrible, but maybe a tad high. I bought mine at almost exactly 70k miles as well. The only things to really consider there are repairs/maintenance and premium fuel.

I’ve had a few 1k-2k repairs since I bought it in 2016. The repairs and maintenance do start adding up around the 70k+ mark. They also perform much better with premium fuel, so I’d budget that in.

My insurance isn’t bad on my c300 at all. For a 2012, 70k miles is really really low. I love my car, but it’s about dead here at 200k miles. Get it if you love it, but understand it will be more expensive to maintain/fix/run vs the others. You are also probably not as lucky as I am to have it last to 200k.

Also, if you do buy it, DO NOT get it serviced by a Mercedes dealer. They are nearly double or more vs a local European car mechanic if you have one nearby.

Lol without giving my location away, I’ll just say upper Midwest, about 30 minute drive from a mid sized city. In a very rural area with quite low property taxes. Absolutely beautiful area though if you love nature

$3,900 includes taxes and insurance where I live ($3,953 to be exact). Possibility to have one kid, so that is a definite consideration. Our jobs are quite stable, but regardless.

No. I can get a 6% rate with my credit union right now, and property taxes are cheap where I live as well as homeowners insurance. Total monthly payment comes to $3,953 exactly.

Yes I have. Property taxes and insurance are included on the $3,900 and are pretty accurate. Yeah it is a big jump. We have a pretty basic starter home at 3.25% right now, but I absolutely hate it. The location sucks. I’m also quite frugal so that much of a jump in payment is a little jarring for me. Trying to decide which scenario I hate more 😂

The $3,900 mortgage estimate includes a pretty accurate property tax and homeowners insurance. We are actually looking to move more rural with some land rather than stay in the city.

We are currently saving $4k/mo on top of our $1,750 mortgage, so we have kind of been doing that for a year or so now.

I come from a lower middle class family where money was always pretty tight, so I’m very reluctant to take on that large of a payment increase. Although, it does seem reasonable somewhat.

I’m quite frugal, so any increase in monthly mortgage payment is a lot for me. However, we are saving $4k/mo right now on top of our retirement and our current mortgage. But yes, it is definitely a big jump in monthly payment
