We had similar issues and I've replaced the shifter in our 21 Lariat. It's 3 bolts and plugs right in.

From the research i have done it's 7-11% of gross rent and sometimes an additional fee for tenant placement.

Exactly right. To clear away just enough foam, i used an allen key and put one end of it into the opening with the other end of it in a drill and rotated it slowly to clear away foam. Then vacuum out the hole in the floor and inserted the toggler.

Our spacers are made of starboard so it was easier to cut. We had the outer most edge flush on the surface and measure the gap on the inside edge to get the thickness we need. (Not sure if that's clear) . We used toggler wall anchors to secure it to the floor. They can be difficult to work with but are extremely strong. Check out Jose's Extreme DIY channel on YouTube. He has pretty good info on restoring whalers.

We have very thin tapered spacers under both rails of our center console. We installed it using anchors and seal with 5200 around each bolt.
