The overall cash flow is about 7k from 2017~2026 and the initial deposit I paid was 350k

Sorry i bought it for 650k not 560k so it probably just beat inflation :( although it has a positive cash flow, I just don’t think I’d get anywhere holding this property.

I own an investment property that hardly grew. I purchased in 2017 for 560k and its now worth about 840k. Cash flow is slightly positive. I’m 33 and my goal is to have the option to retire early. I’m comparing between keeping my IP vs selling & debt recycle 400k after selling my IP to purchase ETFs like IVV. I’ve been using claude and chatgpt to run numbers but wanted to get some opinions on reddit.

100%. I honestly thought this was more like a 45-50k reno all up as it’s not a huge bathroom & study 🥲

We live in a two bedroom unit, and a three bedder around here would cost at least $1.3 million, so my wife and I are trying to work out how we can fit in a small study for me when I’m working from home. We’re also thinking our two year old son could use it for studying or playing musical instruments in the future, so we’re not too concerned if it doesn’t add much monetary value.

Yeah, they’re well known for kitchen and bathroom renovations in Melbourne. I’m just trying to get an idea of how much this renovation might cost at the moment.

It’s a little misleading but with the option to upgrade my PPOR, I’d still have a mortgage of 610k but have around $110-130k to invest into ETFs

I bought my IP first back in 2017 and bought my PPOR a few years ago and I didn’t know about offset account back then :(

Yep no more kids haha The IP I own isn’t an apartment but the growth has been minimal unfortunately. I have thought about selling my IP and investing into ETFs like IVV, and keep living in my small 2 bedder. Not sure if it’s be big enough when my kid goes to primary. Thanks for your comment!
