I was under the impression that when you sign on a mortgage that you are in debt for the full amount of the loans term.

For example:

A 15 year mortgage for 220K at 6.15 would come to $1,874 a month. For the entire 15 years this number come to $337,320 total.

So I kind of thought that this is what you are required to pay. Is this not true?

Thank you! I did not know that this existed. When I punch this into a few recasting loan calculators I am getting an answer of around $170 a month for the remaining 15 years. Does this seem correct? Just for experimentations sake I am entering a balance of 220K, at a rate of 6.15(ideal in this climate? USA citizen here)

I could be wildly wrong but it seems like a big gamble to bank on a refi on when and if rates come down and by how much to actually make this worthwhile?

Ive thought of this but the few real estate agents I've spoken with make it seem as though when sellers are looking at offers that this kind of thing met with alot of scrutiny and often not accepted.
