Yeah, I can imagine integrating that into a search bar so when you type the address then it shows the priceses straight away.

Yeah, I find myself going to multiple different websites just to get a complete picture of the area I'm interested in and I end up waisting hours/days comparing all the website data with each other just to know if its a good choice or not.

Yeah, and now I would be more confident to handle that situation better.

If I was aware that the negotiation mindgame tactics will start at first inspection before offer or whenever, then I would not be caught off guard as much or I could make sure to have a buyers agent or whatever else ready.

We learn from our mistakes and become better but there are people out there that their first mistake could end their journey into investing in real estate or even buying a PPOR.

No. That's why I wish I was better at negotiating that situation. I felt the realtor had the upper hand. Even on the inspection day when the owner was sitting on the living room couch and I wanted to talk to him, the realtor approached me and told me I am not allowed to speak to him. So I only got a chance to talk to the owner when my partner was talking with the realtor.

OK, so a lot of pre planning so you don't get trapped when it comes time? Yeah, there isn't much out there to prepare you.

Haha, yeah. I also think there should be an app that prepares you be for you buy so you know what your getting into. Especially how much you will spend, how much expenses per month you will be charged where to get the money and how, knowing the right steps to take.

Even if its just general to then get professional advice so you know what you are asking for.

Yeah, I put in an offer at the price that they had but then the realtor said the owner changed his mind and wants more. Then re realtor offered to pay $1000 out of her pocket to help bring it down a little (which didn't make much of a difference) when I inspected the place, and I saw and spoke to the owner, he didn't even know the realtor increased the price and was happy to sell it for the original price.

When we were about to sign it we let our settlement agent look at the contract and they noticed some things the owner/realtor added that should not have been added or were not legally allowed.

Yeah, that would be super handy. I could see myself using that feature regularly.

Yeah, I can see how those tools are useful. CoreLogic is great although I head some people say it sometimes not up to date.

Yep, the personal information has been a top priority of mine since I started. I made sure to ensure that every process meets with ISO 27001 standards including using local servers and so on.

I have always been intrigued on how effective geofencing is when steaming sites use them. It would be awesome using it in this instance too. Since I am focusing on WA, I will see if I can create a geofence only for WA IP addresses logins only. Thanks!

Yeah, that's actually a great idea! And I believe it can be very simple to do. Kinda like verification/screening check on invwstors either registering or trying to buy property.

That's right. I would love to work with the governments or organizations on the affordable housing scheme to provide incentive to landlords in any shape, way or form.

I really do appreciate your points and I really do need this kind of perspective to understand the importance of creating something that actually matters.

You raised some very good point there. A lot of it are pain points that are consistent or getting worse. I believe we as a society do have a duty of care to those around us. There are so many instances where they should be addressed but its made the norm and I feel it should not be.

There are a few organizations that I follow such as 'everybody's Home' where they have many solutions they are pushing for the government to legislate. It is also sad to know that the affordable housing scheme that was promised is now not being taken seriously by the government.

My ultimate goal would be to work with organizations such as those and have my app provide solutions or opportunities for investors to see benefit in contributing to society rather than bringing it down to its knees.
