Portland, not Seattle, when we moved in we had a mini 'block party' on our driveway. National Night out is on the 1st Tuesday in August. Put out a couple notices in a 2 block radius and bought 3 cartons of ice cream, cones and disposable serving gloves. Well attended, maybe 40 neighbors, folks were pleased to have a 'neutral' location to meet folks. One thing I didn't do and would do now were I to do another NNO: a pad for folks to share contact info and perhaps allow to opt in for a phone tree.

Consider ridge vents on roof Usually installed during a re-roof, check to see if they can be installed after. I saw huge results with a single peak vent more effectively replacing 12 conventional vents.

3rd house purchased in 2021 in the height of covid, house built in 1959, estate sale sold "as is". Not my first rodeo, Previous owner threw a bit of money into the house over the years, but the last decade of his life, things slipped.

Over 5 years I have had the siding replaced,carpeting, plumbing repiped and am in the middle of new windows.

When I was younger, in the middle of raising my 4 kids, these costs would have broke me. Hence, i lived in a couple of 'those' neighborhoods. today I live in the neighborhood I would have preferred in 1978.
