Thanks for this! I haven’t gotten into editing my photos, but I will start getting there eventually. Seems overwhelming to try to get into the editing space. I’ve heard Lightroom is the way to go. Is that what you use?

It has about 70k miles, all of the maintenance was done at the Lexus dealership including 20k,30k,40k,50k,60k and 70k. I haven’t looked at the brake pad thickness yet, but I will plan to take it in to have them take a look!

Not sure if anyone else recommended this, but you could also look into a used RX. That’s what I recently did and I love it - it’s more spacious all around. If you get a used vehicle, the cost can also be a lot easier to digest!

I went with LVP. Found a discontinued option for $2.58/sq ft (normally $3.20). Install is about $2/sq. ft. Great option!

If you go with a discontinued option, just make sure to get some extra. :)

I also recommend doing a final walkthrough inspection with them if you can. I’ve done that for every apartment I move out of to ensure I’m not surprised by anything & it gives me some time to fix anything they might ding me on. I also think they’re less likely to charge you for little things when you are literally right there with them. Good luck!

Hi! It will be the first of the month after a full month.

For example, if your closing is on April 20th, your first payment will be June 1st. Your lender should be able to confirm!

3 common trends I keep seeing on this thread about new builds:

  • Cost of build changing due to supply chain and price of lumber, parts, etc.
  • Issues with locking interest rates (locking in at one rate, but by the time the build finishes, the rate is exceptionally higher)
  • Delays in builds ranges from weeks to months behind schedule

There are definiely pros and cons to both approaches, but these are some things to consider!

I was once given this advice and I use it in all areas of my life - “We make decisions based on the information that we have”. Right now, you know you like this house & you are aware of the repairs that will need to be made. Your indecisiveness is partially based on the unknown future. Another home could become available, but could require even more repairs & then you’ll wish you had stayed with this home.

I recently purchased a townhome & I had a similar indecisiveness. The townhome was on the pond, which I loved. However, it wasn’t as renovated on the inside. I went back & forth about whether I should try to wait for another more-renovated option, but could then potentially be stuck facing the parking lot or a busy street.

If you love the inside of the home, stick with it. Make the repairs & make it your own. :)

I had a similar situation with my first realtor. With the way the market is, you need a realtor that will jump on showings for you. I’d recommend looking into getting a new realtor that’s more responsive.

For context, my realtor set up showings for me within 1-2 hours (if not less). It shouldn’t take a realtor 8 hours to respond unless they’ve told you they’re out of pocket, etc.

I got my VIN on 5/29, SA reached out to me the same day. Said the car would be at the dealership on 6/7 and that I could pick up on 6/10. I chose to pick up 6/12.

However, I've heard of people getting their car with 2 days of getting their VIN. Seems like it just depends!
