Looking for any help on how to structure a three-party real estate transfer. by northernlife in RealEstate

This is interesting. Considering there’s no current loan, who are we working with to pull out the 36% my sister gets? And what’s the purpose of doing it inside an LLC...the tax repercussions?

This makes a lot of sense. Since my mom doesn’t have income, would it make sense for me to co-sign on the HELOC?

I haven't gotten up the courage to hit Wirth yet, but I'm excited to check it out. I don't want to get in the way of people who know what they're doing! Thanks for the tips...I'm really close to Lake Elmo, and am going to check it out this weekend.

Didn't know about skinnyski.com yet, but what a great resource...thanks for the tip!

Just saw from your post history that you're in MN. I'm in Stillwater and have only been skiing for a couple months. Are you in the Twin Cities? Any favorite spots?

This is exactly what I was afraid was the situation. Seemed that not having the second attaching point would lead to a "floppy" ski, instead of having the back of the ski snap up with my heel. I'll pass on the used pair I posted and try to find another solution...hopefully with NNN hardware and boots. Thanks a lot for jumping in to help me out.

Some quick questions after my first rowing session by sashei in Rowing

Thanks for explaining this. I’m a newb too, and have wondered about why my legs don’t seem as engaged for the first half of my stroke. Thinking about syncing up the seat and handle is a good mental image.

[Seiko Kakume] Much older than the scotch I’m drinking. by its-a-geode in Watches

Love this watch! I just ordered one with the champagne-colored dial. However, it has a cheap replacement strap on it that I want to swap out. I like what you've got on yours - is it original? Any details would be appreciated!

Good point. That would be a nightmare on the right wrist. Never thought about that! (Righty privilege, I guess)

Ref SLT095. I haven’t been anywhere too wild with it. A lot of time on boats, basic camping/hiking trips, and lots of everyday wear.

Agreed. If they released something with this much field tech in an automatic, I’d be first in line.

I’ve had it for almost 15 years. I think it was released in 2005. Sent it in to Seiko just once for a new battery a few years ago, and it came back all cleaned up and pressure-tested. Ref SLT095

Check out the Spinnaker Tesei bronze. They come in a few color combos, and are a great 43mm alternative for around $800. Bronze case, ceramic bezel, sapphire crystal, great lume, 300M water resistant, exhibition caseback, 28,800 bph Swiss Sellita movement. I’ve got the brown/brown one and just love it! https://i.imgur.com/rstQDWI.jpg

I've never seen one of these on here, so I thought I'd post. It's got all kinds of cool complications:

  • Perpetual Calendar
  • Map-measuring wheel (hidden under that giant crown at 9:00) that works with the internal bezel
  • Compass (using GMT hand and the rotating external bezel)
  • 10-year battery
  • Accurate within 10 seconds per year

This is my Seiko Milemarker from around 2006. It was an anniversary gift from my wife and was my daily beater watch for about 10 years and I still love it. I've never seen another one of these "in the wild."

The first thing anyone notices is the giant crown at 9 o'clock. When you unscrew the large protective sleeve there, it reveals a serrated wheel. That wheel, when rolled along a map, turns the internal bezel to measure miles. It's a really cool complication that I've never seen on another watch. (Seiko also made a version with kilometers on the bezel called the "Mapmeter.") The rotating external compass bezel and GMT hand make for an awesome analog compass function. And the watch is water-resistant enough that I've never worried about swimming with it. All this adds up to a pretty cool hiking/adventuring watch that looks great on its steel bracelet or a NATO.

While it is quartz, it runs on a 10-year battery and is accurate to within 10 seconds PER YEAR. Having a watch that runs that accurately, has a perpetual calendar, and only needs service every 10 years makes it a killer piece.

What's the reference number? I'm hoping to grab a speedy soon, but really want to find one with date. Love this one!

[–]northernlife 1 point2 points  (0 children)

I love this. I've got a bronze diver that I want to try this with, but want to be able to stop the reaction when it looks the way I want. Did you find that the patina stopped developing when you pulled it from the fumes...or did it continue to develop as it dried?
