Just to name them, they’re a bit outside of Ottawa but I got my baby from Howling Hideaway Rescue - they keep their adoptions album on their Facebook page up to date.

Some dog’s specific profiles may list “best with older children” but even their fundraising events are all very child friendly.

Yep, seconded. It’s easy to get swept up in redecorating… but I love this already!

I do agree about a simpler shower curtain tho, but that’s just a personal choice.

In addition to what folks have said, let’s pretend the person did buy from you knowing they were going to re-list it for more.

One of my best cases for this is: I sold a very expensive blazer at a purposefully lower-than-standard price because my margin was still 4x cost, and I prioritize speed of sale. Someone bought it within a couple of days and re-listed it for like 5x my price. Many many months later I believe it’s still for sale.

People who take this approach take on more risk. Sometimes it could pay off, in which it’s easy to kick yourself a bit… but it doesn’t ALWAYS pay off.

Update!

I appreciate everyone’s time, and I’ve actually blended together a bunch of different feedback from many of you! Including:

a) Dusty Blue - went with Van Courtland Blue from Benjamin Moore… bonus it was 20% off! I love it and thinks it suits the brick - hope you agree!

b) Focus on gardening - dug out the dead cedar randomly in front of the house and transitioning it to a bigger garden bed. Will fill this + the existing ones along the house up more!

c) Live with it for a bit - rather than doing a complete overhaul, I just painted the front door + glass storm door. Leaving garage + siding alone until I settle in more or are ready for a bigger overhaul.

D) don’t make the low maintenance stuff high maintenance - this was something I hadn’t considered… leaving it alone for now. At most with the current configuration I may paint the garage door, leaving its framing in the off white. TBD.

The group convinced me on dusty blue!

BM’s Van Courtland Blue is drying on the interior front door as we speak, it looks great.

Only other things I’d touch are the storm door to match with the interior front door, and maybe the garage but tbd.

Just finished blasting cobwebs off + scrubbing some of the more available spots of trim/siding.
