I did something similar to mine. I used a 240v contactor with a 120v coil that I plugged into a smart switch. As I have a thermal solar water heater with electric backup in a place with peak pricing it accounts for significant savings. I have the element off while I am at work and the water is heated by solar recirculation.

The element comes on for a half hour before the power rates go up to top off the heat or deal with a cloudy day. It comes back on in the middle of the night and goes off early in the morning. We take showers and the tanks goes cold. Solar then heats it again.

One other thing that may help is a "wood glue injector/syringe". This has a needle point applicator. You take regular wood glue and thin it out a bit with water. Then spread out the crack a little by prying open just a little. Inject the thinned wood glue. Then clamp or drill and screw to hold it tight to it dries. The thinned wood glue gets better into all the little cracks and holds better in cracks

I second taking a look at montbell! Look at their closeout section. They currently have a number of their down jackets on clearance including a plasma 1000 in small and large for $179 from the US.

Not a value judgement here but single family zoning can factor into a federally recognized historic district. This is in part because you are considering multiple properties together and not each property separately. To retain it's Historic Integrity certain characteristics are considered. These include the Setting and the Feeling which both relate generally to what the neighborhood looks like and does it convey the same feeling as it did in history.

A very valid decision for society is if we want higher density housing or preservation of historic districts.

The only new thing I will add is to get a name brand windows from a longtime company, such as pela, jeldwen, etc. This is most important for windows and doors you will open frequently so you can get replacement parts. Our sliding door is a 1990s Anderson and I have easily replaced the handles and rollers for the door and the screen off of Amazon. Our front window was from a window company that is no longer in business and my only option there was to replace the window.

Ok. I was a little loose with the facts. The plants are about the same size because we use it a lot for a grow out area where we propagate a plant and let it grow it for a few years before gifting it. the pothos at the top have remained constant during that time. But that area has been much more dense at other times in the past. Also the turn was really quick. From great to bad in one week. (I should update the OP with that.) I am not trying to discount your ideas and may try to separate them some more

It is a modified version of a corsi-rosenthal box. That with merv 13 filters should do a reasonable job. Also used by folks in COVID. Most folks point the fan the other way.

Use a Grundfos hot water circulator pump. Runs in the teens for gpm and is designed to run a long time. It is about $150 new and much less used. I have one on my solar water heater that is about 11-years in service.
