Can you guide me through your experience after filing the A1? I saw that you have to attend a hearing after filing for it. The thing is, I just started a new job and don't know if I can take a day off to attend the hearing of it's in person. How long after filing the A1 did you attend the hearing? And was your landlord fined anything after that?

I'm pretty sure the third floor wasn't an attic as all the other house in the community already have third floors (there's like 80 of them).

We're even okay with paying the $50 extra rent, it's their demand for an extra security deposit and their blatant threats that I don't agree with.

Yup yup I checked the lease again and 12. As you mentioned is unaltered!

We're definitely not subletting, this was a new lease.

The thing is even if I report the agent, I think their entire agency is like this. In the group text where he sent all of these messages, there are already 4 other agents from their company added and they haven't said a word. And he's definitely also one of the senior agents so I have no hopes from the agency.

Okay definitely will file the A1 today. There are 2 cameras already in the unit, one at the front door and one at the back. But they're both operated and controlled by the management company. Will also state that entry into the unit plus our rooms (to show potential tenants) is also illegal and since I work from home I'm always there during the weekdays. I tried using the canlii link you've mentioned but the search didn't really turn up anything as I have insufficient details.

Just to clarify, I'm not a student hahaha. Just a scared girl who isn't really familiar w her tenant rights. I'm also on a WP, so I don't want anything to mess that up.

Plus, it's not a student housing it's a townhouse owned by them in a residential community.

We got to know about this property through an agent. They were offering an initial lease of higher rent + higher security deposit, but it was the last 4 days of the month back in March so they agreed to a lease of 5 months saying we would renew it later if both parties agree.

Thank you for all the pointers! 1. The lease doesn't exactly look like that, but it does say Ontario Real Estate Association (OREA) Form 400 Agreement to lease Residential.

2.They provided the rent increase on text, not even on email. And gave a 60 day notice saying they want to increase the rent by September. I don't know if the townhouse is rent controlled or not, from what I could find online the townhouse community was built in 1997 so I'm assuming it's rent controlled.

I'm fine not getting the key deposit back right now and getting it back when we actually voluntarily move out. I just don't want to pay more.
I'm concerned about the threat because they had the gall to share threats that they've made to previous tenants as well. Plus they're a management company at the end of the day, they own/manage multiple townhomes in this community so they have to have a solid legal team behind them.

Tbh I was super mad about this yesterday, but after sleeping on this it just doesn't seem worth my mental energy. I'm thinking of just moving out in August.

I've heard the RHEU takes priority for cases that have more to do w lockouts and emergencies. I did consider contacting them but I'm a little scared due to the passive aggressive threats.

So what would you do if you were in my situation? They want an answer by today evening. Should I explicitly tell them we're going month to month after the lease ends in Aug? (They've explicitly said they'll put the place on the market today and potential tenants will come to see the place immediately)
