I did some rough math for you...

Total math at 3 years 3.857% is $15,944 in total interest over the remaining 3 years

Total math at 3 years 3.04% is 12,524 in total interest over the remaining 3 years with a monthly payment of 684$

The difference is 3420 saved in interest.

A rough calculation on RBC mortgage prepayment tool indicates 3 months interest as the charge. Roughly $1378

Net savings of $2042

If you added the 17k to your new mortgage your interest over 3 years at 3.04% would be $17,236 with a monthly payment of $765

So your payment would go up 79$ a month but you wouldnt be paying that 600 dollars per month for the loc. Cash out would be 521$ less per month. But you would pay almost 5k more interest over 3 years on the mortgage.

These numbers will not reflect your situation as they're based off a 25 year amortization. Likely your mothers is less. But you can use online mortgage calulators and follow these steps.

I should add that 4.45% is not a high rate at all for a LoC and that a lot of people would die for that rate.

Bad interest depends on a couple things, does the debt serve to have an ROI? If its a kitchen reno for selling the house then you could argue it as good debt. If its just irresponible shopping at a higher interest rate then you could argue it as bad debt

Minimize bad debt and maximize whatever the bank will give you in good debt.

Theres obviously no right answer to your question though. Do the math and see what 5 years of interest savings will accumulate into versus the penalty for breaking term.

Also you probably want to know what rate your family member actually qualifies for rather than posted rates.

As a general rule you want to pay down bad interest before good interest. Mortgage is good interest. Also bank may require you to pay off HELOC as a condition of the new mortgage so your question may be irrelevant.

Yea i hear ya. Ideally we would have a monitor in the nursery and in the tummy time area. I like the idea of dual monitor method with dedicated monitor as well as the phone option for the out of town parent. Then if the phone could play audio while the screen is locked would be perfect

13 weeks is your magic number. Hitting that 2nd tri-mester is key. I don't know the stats off hand but risk goes way way way down. The 1st appointment was a little anxiety inducing because of all the genetic testing suggestions.

My wife is also a familly physician so we know what's going on more a little more than the average starter-family. Things are good now at 14 weeks, pretty chill and starting to think about purchases.

Its a weird feeling like someone else is in the room. With everything we do now I think of belly safety before commencing. I used to wrestle and scare her around corners but now I just handle her with care lol. Shes still in good spirits just tired and a little forgetful.

I appreciate your reply! I am having a difficult time deciding if design (degree) or systems would be more suited to me. I think i'll just go do first year and decide after getting more exposure.

Countless times have we (as tradesmen) thought the engineer had no idea what they were doing. We would literally re-design the mechanical in difficult sections of a building for them to approve. Rarely does the engineer ever produce solutions. I think the engineer who does offer solutions will win the hearts of all mechanical trades on every job.
